Braeswood Place is a neighborhood of over 2,000 homes built across seven subdivisions namely Ayrshire, Braes Heights, Braes Oaks, Braes Manor, Braes Terrace, Emerald Forest, and Southern Oaks.

Braes Heights is a subdivision, but it’s also a part of a greater collection of subdivisions which together are known as Braeswood Place. The mostly ranch-style community, which shares services such as constable patrol, was developed between 1947 and 1952..
Braes Heights is south of West University Place and immediately north of Brays Bayou. In the last few years, many two-story brick or stucco traditional homes have been built in the area — a trend that is expected to continue as prices rise in neighboring West U. In fact, the 100 or so new homes that have been built in Braeswood to date are mostly in the north part of the subdivision, directly adjacent to West U. New construction generally costs between $275,000 and $450,000, and tear-downs sell from $90,000 to $135,000.
Developments in the area include the new Vanderbilt Square shopping center, which is anchored by a Randalls Flagship and Barnes & Noble bookstore, and a new high-end apartment complex, which stands in the space formerly occupied by the local driving range. Stella Link Redevelopment Association is still acquiring land for the recreational/educational corridor, which will include parks, a YMCA and a public library.
The association also had some less desirable apartments near the schools torn down. “There’s been a real resurgence in the schools,” says resident Jim Ainsworth. “The biggest problem that we found was perception because of a lack of a peer group for both kids and parents. That has changed a lot and is continuing to change as more kids go to the school.”
