Because there are only 34 units in the building (and some units don’t sell on the public MLS), it’s important to use a Realtor who is familiar with the building and the non-MLS sales to determine fair values. In addition, a few of Keystone’s premier units have the most spectacular historic loft views in the city (seeing the city over the green spaces in the Christ Church Cathedral complex). These units don’t come on the market often, but impact values in the building (and need to be factored into fair values). Furthermore, there have been a large number of construction projects within three blocks of Keystone recently – impacting the views and implied pricing on several specific floor plans.
