Impact Top Schools Have On Home Values
Executive Summary
-
We analyzed the ranking data for 604 Houston area schools.
-
To help you determine the best Houston schools for you, we categorized the top-ranked public schools into each of the following criteria:
-
In addition, we analyzed 641,342 Houston home sales since 2000, zoned to 275 different public elementary, middle & high schools.
-
The data shows that homes zoned to the top-ranked public elementary schools, on average:
- were more expensive. (Land values zoned to top-ranked schools were higher.)
- tend to appreciate at faster rates. (Not only did buyers show a willingness to “pay higher” for these areas, but more new construction pushed up median home prices in the area.)
-
Investors who fared best-owned homes with larger than average lots zoned to the top-ranked public schools (read more about Best Houston Real Estate Investments.)
- Notably, it was great to live in areas that were zoned to top-ranked elementary, middle, and high schools. (However, this is a small – and usually expensive – section of Houston.)
- However, if you could choose only one, real estate zoned to top-ranked public elementary schools appreciated better than homes zoned to top-ranked middle or high schools (and lower-ranked elementary schools).
-
If you have specific questions, email us. We can specifically set up a real estate search for you to only show homes zoned to specific elementary, middle, and/or high schools.

Find The Best Schools In Houston For You
"The Houston Properties Team was absolutely amazing. I had initially listed with a different realtor that was recommended by a neighbor with very poor results. It was even more difficult because I was no longer in Houston and the trust I had put in the other agent was definitely taken advantage of. However, when I found Kim with the Houston Properties Team, all that changed. I was informed throughout the process and when she promised something would be done, it was. Before the experience with her, I swore off ever even considering purchasing a home again. She restored my faith in the real estate world." – Jeanette (Google Review)
Finding the best schools in Houston can be a daunting task.
I come from a family of educators. Finding the right school for your children is difficult. The school, counselors, principal, and teachers make a huge difference in the quality of education and their life.
The City of Houston has approximately 280 public schools and over 85 private schools. When you also include the Best Houston Suburbs, those numbers jump to approximately 540 public schools and over 120 private ones.
While it’s easy to perform a search like “Best Elementary Schools in Houston,” and come up with names like River Oaks Elementary, West University Elementary, or Horn Elementary, it’s much more difficult to find the best school boundary maps that fit your home budget, especially with the size and quality standards your family needs.
Our Guide to Houston’s Best Schools (below) helps you learn about the following.
The top-ranked public schools in Houston:
- Median home prices within those school boundary maps.
- How real estate within those boundary maps performed over the last 10 years.
- Best Houston Schools.
Note: this study only covers public schools with defined boundary maps. Public magnet schools, public charter schools, private charter schools, and private schools are covered in our other Top Houston School Guide.
Two notable trends from our research were that Houston homes were zoned to top-ranked schools:
- Sold for higher prices (typically because land values were higher);
- Appreciated at better rates than comparable homes not zoned to top-ranked schools.
We based this research on ratings from multiple sources including GreatSchools, HAR, STAAR Data, and Distinction Designations (see more on our methodology at the bottom of this article).

Benefits Of Working With The Houston Properties Team
Our team, composed of distinguished and competent Houston luxury realtors, has a well-defined structure based on the individual strengths of each member.
We find team approach as the most effective way to sell homes. We have dedicated people doing staging, marketing, social media, open houses, and showings. Each Houston Properties Team member is a specialist in their role—which is why our homes sell faster and for more money than average.
The benefits of working with a team include:
- the ability to be in two or three places at one time; a member can handle showings, while another answer calls
- collective time and experience of members
- targeted advice and marketing of agent expert in your area
- competitive advantage by simply having more resources, more ideas, and more perspectives
- a “checks and balances” system; selling and buying a home in Houston is an intensely complex process
- more people addressing field calls and questions from buyers and agents to facilitate a faster, successful sale
- efficient multi-tasking; one agent takes care of inspections and repair work, while another agent focuses on administrative details
- multiple marketing channels using members’ networks
- constant attention: guaranteed focus on your home and your transaction
- lower risk for mistakes. Multiple moving parts increase oversights. A team approach handles these “parts” separately
- flexibility in negotiation and marketing
- better management of document flow
- increased foot traffic through more timely and effective showing schedule coordination; and
- increased sphere of influence and exposure to more potential buyers.
