2019 Update: Best Houston Neighborhoods With Top Houston Schools
Executive Summary
- We analyzed the ranking data for 604 Houston area schools.
- To help you determine the best Houston schools for you, we categorized the top ranked public schools into each of the following criteria:
- In addition, we analyzed 641,342 Houston home sales since 2000, zoned to 275 different public elementary, middle & high schools.
- The data shows that homes zoned to the top ranked public elementary schools, on average:
- were more expensive. (Land values zoned to top ranked schools were higher.)
- tended to appreciate at faster rates. (Not only did buyers show a willingness to “pay higher” for these areas, but more new construction pushed up median home prices in the area.)
- Investors who fared best owned homes with larger than average lots zoned to the top ranked public schools (read more about Best Houston Real Estate Investments.)
- Notably, it was great to live in areas that were zoned to top ranked elementary, middle and high schools. (However, this is a small – and usually expensive – section of Houston.)
- However, if you could choose only one, real estate zoned to top ranked public elementary schools appreciated better than homes zoned to top ranked middle or high schools (and lower ranked elementary schools).

Find The Best Schools In Houston For You
Finding the best schools in Houston can be a daunting task.
I come from a family of educators. Finding the right school for your children is difficult. The school, counselors, principal and teachers make a huge difference on the quality of an education and their life.
The City of Houston has approximately 280 public schools and over 85 private schools. When you also include the Best Houston Suburbs, those numbers jump to approximately 540 public schools and over 120 private ones.
While it’s easy to perform a search like “Best Elementary Schools in Houston,” and come up with names like River Oaks Elementary, West University Elementary or Horn Elementary, it’s much more difficult to find the best school boundary maps that fit your home budget, especially with the size and quality standards your family needs.

- Appreciated at better rates than comparable homes not zoned to top-ranked schools.
We based this research on ratings from multiple sources including GreatSchools, HAR, STAAR Data, and Distinction Designations (see more on our methodology at the bottom of this article).

As you’ll see from the data, buying a home zoned to one of Houston’s top ranked schools over the last decade, tended to outperform the average appreciation.

Memorial Villages

The Memorial Villages is a collection of six independent villages: Hunters Creek, Piney Point, Hedwig, Bunker Hill, Spring Valley, and Hilshire.
Memorial Villages, or simply the “Villages,” is located along Katy Freeway, west of Greater Houston.
Memorial Villages residents enjoy easy access to major roads leading to Downtown and Medical Center. Another major employment center, the Energy Corridor, is a short drive away.
With deed restrictions and its own governing bodies in place, the Memorial Villages maintain a quiet and private ambiance. Each city also operates its own police and fire departments.

River Oaks

As Houston’s most expensive neighborhood, River Oaks also has one of the best real estate appreciation rates within Inner Loop.
The grande dame of Houston’s luxury enclaves, River Oaks is a 1,100-acre neighborhood of mansions and estates found at the heart of Inner Loop Houston.
River Oaks lot prices start at $2,200 during the 1920s. Today, the most expensive River Oaks home for sale is an 8-bedroom, 21,500-square-foot estate priced at over $17,000,000.
The entirety of River Oaks is a scenic view of towering trees that line streets coupled with intricately detailed bushes that lead to pocket gardens.
Plenty of restaurants, bars, boutiques, and art galleries in the River Oaks Shopping Center and West Ave complexes elevate the neighborhood’s quality of life.

West University

10-year land value appreciation: 51%
West University is the 5th most expensive neighborhood in Houston. Homes for sale in the area are mostly luxurious single-family homes with 3 or more bedrooms.
West University offers easy access to Downtown Houston, The Medical Center, The Galleria and the rest of main districts within Houston’s Inner Loop.
West U offers some of the best public schools in the State of Texas, a private police and fire department, and the Rice Village Shopping Center with over 300 establishments.
The entire area is also divided into 26 blocks or sections (some offering a fantastic small-town vibe), making it one of the most organized neighborhoods in Houston.

Known locally as the “City of Homes”, Bellaire TX is a Houston neighborhood of mostly luxury 3-bedroom single-family homes priced between $400,000 to over $1,000,000.
Bordered by the cities of Houston and West University, Bellaire enjoys a central location within the Houston-The Woodlands-Sugar Land Metropolitan area.
The name “Bellaire” originated from “good air” or “good breeze”, attributed to the neighborhoods small-town, family-friendly community.
Bellaire is also neighbors with West University, Braeswood, and Linkwood.
Texas Medical Center, Galleria, and Museum District are approximately 10 minutes away from Bellaire.
Bellaire 10-Year Real Estate Appreciation
Highland Village
5-year land value appreciation: 23%
10-year land value appreciation: 38%
Highland Village is a deed-restricted residential enclave located about 6 miles west of Downtown Houston.
Located along Westheimer and a stone’s throw away from Southwest Freeway and Loop 610, Highland Village has convenient access to key Houston areas like the Galleria, Museum District, Downtown, and the Medical Center.
The neighborhood has plenty of shopping options nearby: the Highland Village Shopping Center, Central Market, Galleria, Uptown Village, and Rice Village.
From vintage single-family homes from the early 50s to new construction custom-built homes, Highland Village offers a great selection. Surrounded by some of the most expensive neighborhoods in Houston, Highland real estate is slightly more affordable than those in River Oaks and Afton Oaks.

Meyerland
5-year real estate appreciation: 11%

Located in southwest Houston, Meyerland is a cozy neighborhood just outside the Inner Loop.
The neighborhood is centrally located and directly south of Bellaire, near both Loop 610 and Beltway 8. Key Houston business, entertainment, and cultural hubs like Downtown, the Medical Center, and the Museum District are all within a short drive from Meyerland.
The neighborhood is home to the Meyerland Plaza Shopping Center, which features a number of retail and dining options. The Galleria, among other shopping and entertainment centers, is mere minutes away from Meyerland.
The Meyerland Community Improvement Association (MCIA) hires additional security patrols, maintains the neighborhood’s infrastructure, and organizes fun activities and events.

Memorial
Covering a vast area west of Houston’s Inner Loop, Memorial is made up of several neighborhoods, gated communities, and independent cities.
Memorial is also home to Frostwood and Memorial Forest, two of Houston’s 20 most expensive neighborhoods.
Memorial residents enjoy easy access to schools, stores, restaurants, entertainment centers, and parks. The Galleria/Uptown area and the Energy Corridor, two of Houston’s main employment centers, are easily accessible from subdivisions in Memorial.
The area features a wide variety of home options, from townhomes to old ranch-style homes, and from traditional single-family homes to grand estates.
Most of Memorial sits south of Katy Freeway (I-10), west of Loop 610, east of SH 6, and north of the Buffalo Bayou.

Spring
Spring is a 23.6-square mile census-designated place (CDP) about 25 miles north of Downtown Houston. Spring made it to our list of best Houston suburbs due to its good standard of life. Its proximity to job centers and number of schools also contributed to its inclusion.
Spring is some miles outside of Beltway 8, nestled west of I-45 and north of FM 1960. The community sits south of Spring Creek, a few miles south of master-planned community The Woodlands.

Cypress
Cypress is a growing unincorporated community located about 27 miles northwest of Downtown Houston.
The community is along US 290 (Northwest Freeway), west of Grand Parkway. Formerly a rural area, Cypress is now one of the largest suburbs in the Houston area.

Pearland
Pearland made it into this list due to the number of highly rated schools zoned to its homes. The city also offers a relatively shorter commute to key Houston areas like the Medical Center and Downtown.
More than 80% of Pearland is residential, and like most Houston suburbs that made this list, it is home to several master-planned communities. Silverlake, Silvercreek, Green Tee Terrace, Sunrise Lakes, Shadow Creek Ranch, and Southern Trails are just some of the communities within the city.
Pearland features a number of shopping and entertainment centers, including the Pearland Town Center, Shadow Creek Town Center, and Silverlake Village Shopping Center. Golf courses like Clear Creek Golf Club, Southwyck Golf Club, and Golfcrest Country Club are all within Pearland.
Most Pearland homes are zoned to the Pearland ISD, though small portions of the city are under Fort Bend, Alvin, Clear Creek, Houston, and Pasadena ISDs.

League City
Located about 25 miles southwest of Downtown Houston, League City is known for its marinas and green spaces.
League City homes have easy access to over 15 parks, 3 golf courses, and 4 marinas. The city also offers several restaurants, bars, cafes, stores, and entertainment hotspots. Residents also enjoy easy commutes to some of the area’s major employment hubs like the NASA Johnson Space Center, Galveston Bay, the Gulf of Mexico.
Nestled in the area south of Friendswood and Clear Lake, League City is a few miles outside of Beltway 8. Several main thoroughfares go through the city, including I-45 (Gulf Freeway) and FM 528.
Most League City homes are zoned to Clear Creek ISD, named 1st in Children At Risk’s 2014 Greater Houston Large School District Rankings. Smaller portions of the city are served by the Dickinson and Santa Fe ISDs.

Clear Lake City is a master-planned community located about 22 miles southeast of Downtown Houston.
Clear Lake City homes enjoy proximity to golf courses, restaurants, schools, and retail stores. Employment centers are also highly accessible from the community.
The community is subdivided into smaller neighborhoods, including golf course community, Bay Oaks.
Most Clear Lake City homes are zoned to the highly rated Clear Creek Independent School District. Among the schools that serve the area, Clear Lake Intermediate School was named a National Blue Ribbon School in 1986-87.
