New Houston Condo Buildings: See New Condos For Sale In Houston
Houston is in the midst of a construction boom, ranking 7th in the US for most number of new high-rise development. More than 25 new highrises have either recently opened, or are currently in development.
Growth centers around Houston’s bustling business districts — including Downtown, the Galleria, the Energy Corridor, and the Medical Center — as more people relocate to the city and move closer to key districts to shorten commutes. These districts are also notable for their great retail, dining, and entertainment spots.
New construction condos are also rising in Houston’s most accessible neighborhoods, including River Oaks, Briar Hollow, Upper Kirby, Rice Military, and the Museum District.
While there can be a lot of benefits in buying a new Houston condo (and some of the buildings are fantastic), below are some common issues to watch for:
- Since land in Houston has gotten so expensive, most of the new construction condos target the luxury market and sell above $1M.
- These new condos would increase Houston’s luxury condo market by more than 500%. Some new units are starting to resell at prices lower than “developer prices.” It’s of paramount importance to diligence the quality of the building, HOA, and your condo’s layout prior to buying.
- A number of the buildings overlook disadvantaged locations (the top of other retail buildings, large HVAC systems, highways, etc.). If you buy new construction, diligence what your view should look like. This can often be difficult if you buy “off spec” without seeing the building first and only get your information from the developer sales staff.
- Several of the “new construction” developers and general contractors have built high-rises in Houston in the past. Not all have a reputation for high-quality construction.
- Some of the developers have no experience with Houston high-rises. For these, it’s important to look at the HOA and building documents. You need to be confident the developer can get everything (building management, electrical, plumbing, elevators, cleaning, amenities, staff, parking, access, security, HOA pricing, board governance, etc.) right on “their first attempt.”
- Several of the new buildings have unusual footprints (due to the land the developer was able to acquire). For these, it’s important to consider features like guest parking, area flooding concern, traffic control and overall grounds maintenance.
- Over a dozen Houston highrise projects have been cancelled. Be sure you know what happens to your deposit monies if the high-rise project does not come to fruition.

Primary Benefits of Buying a New Construction Condo
- You can choose among several floor plans that suit your needs. Depending on the building, you can choose among several floor plans on offer. Depending on your budget, you can also choose which views you want and which floor you’d be comfortable in.
- Pre-selling prices. Many developers offer a certain number of units (or all the units) for pre-selling. These prices are usually lower – and gradually increase the closer the building comes to completion.
- Energy efficient features. New developments often offer high efficiency heating and cooling features, energy-efficient windows, and other “green” features.
Primary Drawbacks of Buying a New Construction Houston Condo
- Buying early can be risky. There are certain risks to buying a condo while it is still in development: the market can slow down or the building may not perform well. Do your research on particular developers and study their individual track records.
- Prices may be higher the longer you wait. As mentioned, prices tend to rise as the development nears completion date.
- New property owners association and building management. You will likely have a new HOA or residents’ association at turnover (or a bit earlier), so restrictions, maintenance regulations and additional fees may come later.
