Known for its tree-lined streets, generous lots, and vintage homes, Boulevard Oaks features some of Houston’s oldest and most exclusive communities.

  • EXCLUSIVITY: The median sales price of Boulevard Oaks homes for sale is at over $1,000,000. Featuring some of Houston’s most expensive homes, the neighborhood offers stately manors, luxury estates, and vintage homes. (See Income Needed To Buy Home In Houston Neighborhoods)
  • OLD-WORLD CHARM: Boulevard Oaks exudes an old-world charm with its divided, tree-lined streets, wide setbacks, and well kept grounds. The various communities have deed restrictions in place to help maintain the area’s look and atmosphere.
  • NEAR MED CENTER AND DOWNTOWN: Located just north of Rice University, the neighborhood is centrally located within the Inner Loop. The Texas Medical Center is about 10 minutes away, while downtown (with its 3,500+ business and 150,000 employees) is around 4 miles away.
  • GREAT ACCESSIBILITY: The neighborhood is nestled south of Southwest Freeway, and has several main roads nearby, including Bissonnet Street, Shepherd Drive, Kirby Drive, and Montrose Boulevard.

  • ENTERTAINMENT AND RETAIL OPTIONS: Cultural, retail, and outdoor entertainment hubs are also highly accessible from the neighborhood. The Museum of Fine Arts, Rice Village, Children’s Museum, Hermann Park, and Houston Zoo are mere blocks away.

Boulevard Oaks real estate can be challenging to navigate due to the area’s deed restrictions (some neighborhoods have slightly different guidelines and restrictions) and low inventories (some subdivisions may only have one or two properties for sale per year). The neighborhood’s older properties may also need renovations.

Boulevard Oaks Real Estate Trends

Boulevard Oaks features some of the most expensive real estate in the city of Houston. Property values have remained strong in the neighborhood, with the median sales price at over $1,000,000.

Made up of around 1,200 homes, the neighborhood features a wide selection of home styles and designs. Boulevard Oaks’ old world charm, deed restrictions, and great schools have contributed to the area’s strong property values.

Many of the older homes were designed by Houston’s finest architects of their time. Common home styles include Tudor revival, Colonial revival, Italian renaissance, Spanish eclectic, French manorial, Neoclassical, post-war ranch, and English Picturesque.

Residents are very protective of the neighborhood’s old-world charm. The community prefers restoring old homes, and have even protested the tearing down of old buildings to make way for high rises. This however, has not affected the sales in the area. Boulevard Oaks continues to exhibit a strong appreciation trend.
