EaDo Houston: Neighborhood Guide
East Downtown is a 213-acre district that sits on the northeast intersection of Gulf and Eastex freeways. Union Pacific railroad tracks that run from Commerce to Cullen define the district’s borders on the east.
Much of the district’s history stems from the East Asian immigrants that established businesses and temples there. In the 1990s though, the Chinese and other East Asian immigrants moved their businesses to the current Chinatown, located in southwest Houston.
Recent developments, like the BBVA Compass Stadium and the new MetroRail line, have revitalized and encouraged growth in the district.
Old warehouses that earned East Downtown the nickname “Warehouse District” are now being converted into office and retail spaces. New residential projects, including single-family homes and townhomes, are also on the rise in parts of EaDo.
Appreciating real estate is a testament to the district’s rapid growth. Price per square foot has increased by 149% in ten years, from $53 in 2004 to $132 in 2013.

EaDo Real Estate Trends
About 10 years ago, a community of artists set up shop in East Downtown, turning the district’s old warehouses into galleries and living spaces. This young and hip new crowd, in part, was responsible for attracting startups and businesses to the district. They even inspired the district’s trendy EaDo nickname.
Recent commercial developments in East Downtown Houston provided a necessary push toward the district’s redevelopment. Real estate prices reflect this resurgence – median sale price increased by 17% from $223,090 in 2012 to $260,775 in 2013.
Prices per square foot has increased dramatically over the last 10 years, a whopping 149% from 2004 to 2013. The number of homes sold is also on the rise, though like the rest of Houston, inventories are tight. On average, homes stay on the market for 19 days. Some properties never get listed.
