Incorporated in 1977, the city of Fulshear covers an 8.15-square mile area located southeast of Katy. It is nestled within Fort Bend County, at the junction of FM 1093 and 359.
Fort Bend is home to the most number of master-planned communities in the country, some of which are within Fulshear’s boundaries and extraterritorial jurisdiction (ETJ).
Weston Lakes, Jordan Ranch, Fulbrook, and Cross Creek Ranch are within Fulshear. Parts of Cinco Ranch, Firethorne, Churchill Farms, and Tamarron are within Fulshear’s ETJ.
Most neighborhoods in the city is zoned to Lamar Consolidated ISD. Others (particularly in the east) is zoned to Katy ISD.
Fulshear homes have excellent access to retail, entertainment, and employment centers, thanks to FM 1093 and the Westpark Tollway extension. The Energy Corridor, Westchase District, and Memorial City are all accessible from the city.
For retail and entertainment, residents can take a short drive (>20 minutes) to LaCenterra at Cinco Ranch and The Shops at Bella Terra, both located along Grand Parkway.

Lamar Consolidated Independent School District, or Lamar CISD, has received a “Met Standard” rating from the Texas Education Agency in 2013. It was given an Excellence in Education award by HEB in 2009.

Fulshear real estate have steadily grown over the past decade, with the median sales price of Fulshear homes for sale rising to just under $400,000. This is primarily thanks to the number of new construction master-planned communities in the area.
New development in the city (and within its ETJ) have an average list price of over $450,000. (New construction tends to push median prices up.)
Other factors that contribute to this steady growth include the Westpark Tollway expansion (easier commutes to key Houston areas) and continued development in the Greater Katy and Fulshear area (bringing more residential and commercial hotspots).

Fulshear real estate is a mix of old and new. The city’s more established neighborhoods mostly feature older ranch-style homes on large lots, while master-planned communities offer new construction homes in various floor plans.
Fulshear is mostly made up of single-family homes, ranging from patio homes to sprawling lakefront estates. Master-planned communities in the area offer homes in various floor plans from a number of builders.
Fulshear homes often offer 3- to 5-bedroom floor plans, with home sizes ranging from 1,000 to more than 4,000 square feet. The most expensive real estate in the area can offer over 5,000 square feet of living space.
Lot sizes can range from 6,000 to more than 50,000 square feet.
Architectural styles vary too. Many Fulshear master-planned communities offer Mediterranean, Colonial, and French aesthetics, while older homes in the area lean more toward traditional and ranch-style designs.
Prices for Fulshear homes for sale can range from $180,000 to over $2,000,000.
Though mostly made up of single-family homes, Fulshear does feature a few townhome options – specifically within Cross Creek Ranch.
On average, Fulshear townhomes feature around 1,800 square feet of living space with 3 bedrooms and 2 full and 1 half baths spread over 2 stories.
Most are new construction and feature 2-car garages.

Despite rapid development, there are very few multi-family and mid- or high-rise residential buildings in the west Katy and Fulshear area. There are some units further east, in the Energy Corridor and Memorial areas of Houston.

Fulshear grew out of Churchill Fulshear’s plantation. A member of Stephen F. Austin’s Old Three Hundred, Churchill was given a land grant in 1984.
The small agricultural community prospered further thanks to the San Antonio and Aransas Pass Railway. In 1890, the town was platted and had a post office.
Incorporated as a city in 1977, Fulshear remained mostly rural (with cotton farms and cattle and horse ranches) up until the 2000s. The extension of Westpark Tollway and the development of Cross Creek Ranch sparked growth in Fulshear.
Today, Fulshear is still growing. Master-planned communities like Cross Creek Ranch and Jordan Ranch offer new construction homes in the area.
Thanks to continued commercial development in the Greater Katy area, Fulshear residents have a number of options available within a short drive away.
The city’s small downtown area offers a few options along Main Street, including groceries, bars, and a few stores.
Residents within the city’s many master-planned communities have many tactive lifestyle options available. Cross Creek Ranch offers miles of trails and greenbelts, lakes, a disc golf course, a fitness center, and a water park. Swimming pools, dog parks, and sports fields are also available within the community.
Jordan Ranch, Fulbrook, and Weston Lakes also offer similar community amenities. Weston Lakes features a 18-hole championship golf course.
