Glen Cove is an upscale, deed-restricted neighborhood. Developed in the 1940s, the residential enclave features tree-lined streets and easy access to some of Houston’s finest retail, business, and outdoor entertainment hubs.
Challenges may arise when buying or selling a home in Glen Cove. The neighborhood’s deed restrictions may be an issue in the long run (depending on your goals). Glen Cove also offers both old and new construction homes, and property values can vary depending on a number of factors. Proximity to main roads may also raise traffic and noise issues. Made up of around 170 single-family homes, Glen Cove is made up of three sections, each with its own set of deed restrictions.
Glen Cove Houston is bordered by Buffalo Bayou to the south, Crestwood Drive to the west, Arnot Street to the north, and Westcott Street to the west. The area is right next to Crestwood, directly east of Memorial Park.
Aside from its proximity to Katy Freeway and Loop 610, the area also has easy access to major thoroughfares such as Memorial Drive and Washington Corridor; both leading to Downtown Houston, Uptown Houston, and the Galleria.
The average commute time of the neighborhood is just under 15 minutes.
The neighborhood has easy access to Uptown/Galleria, one of Houston’s major business districts. Home to more than 2,000 businesses and 50,000 employees, Uptown Houston features more than 23 million square feet of office space. Greenway Plaza, another major employment hub, is also within easy driving distance from Glen Cove.
For outdoor entertainment, residents have easy access to one of Houston’s largest urban parks, Memorial Park. The park spans 1,400 acres, and has facilities for hiking and biking, tennis, golf, volleyball, and softball, among other sports. The Seymour Lieberman Trail and the Houston Arboretum and Nature Center are also located within the park.
Memorial Park Golf Course, a public 18-hole golf course, is within minutes of Glen Cove homes.

Glen Cove is divided into 3 subdivisions, each with its own set of deed restrictions. Most of the area is restricted to single-family residential use except for certain lots in Glen Cove 2 and the small parcel of land at the corner of Arnot St. and Westcott St.
Glen Cove I
Glen Cove Addition covers the area between Glen Cove St. and Crestwood Acres. Homes in the area are restricted to 2-story single-family dwellings that provide great views of the Hogg Bird Sanctuary.
Deed restrictions does not allow lots to be further subdivided, and homes are at least 25 feet from the front property line which guarantees roomy front lawns.
Construction of structures other than a fence or driveway are not allowed on front lawns to ensure that the views of the ravines leading to Buffalo Bayou are not infringed.
Living areas in Glen Cove I are at least 2,000 square feet and must be air-conditioned. Homes must also be kept in good condition to preserve the neighborhood’s luxurious appeal.
Only 3 pets are allowed per household and commercial breeders are also prohibited in the subdivision. Leash laws are also strictly enforced.
Glen Cove II
Glen Cove II covers the area between Blossom St., Westcott St., Memorial Dr., and Crestwood Dr.
It spans almost 70 acres, and while most of the area is restricted for single-family home use, certain lots are allowed for business purposes.
Glen Cove III
Just over 19 acres, Glen Cove 3 is a strictly single-family residential subdivision in Glen Cove.
Homes in the subdivision have at least 800 square feet of living space, and front lawns are at least 25 feet from the front property line.

Glen Cove homes are zoned to the Houston Independent School District (HISD).
Established in the 1920s, Houston ISD is the largest school district in the state (with 283 schools). The Texas Education Agency (TEA) gave the district a “Met Standard” rating in 2016. HISD features several International Baccalaureate (IB) World schools, including Lamar High School and Hogg Middle School.

Glen Cove has seen a rapid turnaround of new constructions compared to other neighborhoods in the vicinity. Despite being developed in the 1940’s, Glen Cove homes have a median year built of 1994.
Some of the original homes still stand. Due to the wide time spread when these homes were built, the price range of Glen Cove homes for sale greatly varies. Homes range between $500,000 to over $4 million on over 1,700 to 7,600 square feet of living space.
Glen Cove homes boast of spacious lots averaging 8,000 square feet, with several being much larger. Many of the homes have wide-open spaces that appeal to families, and waterfront homes can be found in certain areas.
Compared to other neighborhoods in the vicinity such as Camp Logan and Rice Military, Glen Cove has more strictly-enforced deed restrictions.

Glen Cove is composed of over 170 single-family homes. Most of the original homes are smaller due to the shortage of materials in the era when these homes were built.
Over the 1950’s to 1960’s, homes that were built in the neighborhood became increasingly larger, particularly those in Glen Cove I.
Since 2001 and over the succeeding years, many of the houses were torn down and replaced with mega mansions ranging from 19,000 to over 40,000 square feet.
Glen Cove single-family homes for sale have an average of 3 bedrooms and 2 bathrooms in a median living area of almost 3,500 square feet. The median sales price is currently at $1,450,000.
Glen Cove has avoided townhome developments due to its deed restrictions against multi-family dwellings. However, townhome options are plenty in neighboring Camp Logan and Rice Military.
The nearest townhome complex is Memorial Cove Lofts. It is just outside the neighborhood on 6007 Memorial Drive.

The neighborhood was developed in the 1940’s on an area that used to be part of Camp Logan. After the camp closed down, most of the site was purchased by the Hogg family.
Following the Hogg family’s focus on developing River Oaks, the northern portion was donated to the city of Houston and became Memorial Park.
The third section of the neighborhood stands on a parcel of land originally part of Bringhurst subdivision. It was purchased by Joseph Alleine Brown from the William M. Rice Institute in 1946.
Development continued until the 1960’s until the entire neighborhood was fully built-out. Like most Houston neighborhoods, Glen Cove has seen a trend of replacing the original single-story bungalows with large 2-story homes.
The Crestwood-Glen Cove Architectural Committee regulates constructions in the area to ensure all homes are designed in harmony with existing structures.
Glen Cove is part of Houston’s Super Neighborhood 22 along with other neighborhoods in the Washington and Memorial area. These group of neighborhoods was recognized by the City of Houston in 2000, and contains many historic sites.
Glen Cove is a dream neighborhood for health buffs and nature enthusiasts. It is located just east of Memorial Park, one of the nation’s largest urban parks, and a favorite jogging trail for many Houstonians.
Part of the park south of Memorial Drive includes miles of multi-use trails through the woods, picnic areas, softball fields, volleyball courts, and a soccer field. Its golf course, Memorial Park Golf Course, is rated among the top municipal golf courses in the country.
Glen Cove is within minutes from the luxurious shopping and dining options of The Galleria and Highland Village. The Museum District is located west of the neighborhood, and offers 20 cultural institutions including art, history, and science museums.
The growing popularity of Rice Village has seen an expansion of a lively dining scene just within minutes of Glen Cove. Washington Avenue and the Memorial Drive also houses some of the most exciting eateries in Houston.
There are minimal bike lanes within the neighborhood itself. However, an extensive bike trail can be found within Memorial Park.
