The appeal of the lock-and-leave lifestyle can be hard to resist: low maintenance, convenience, and — most importantly — security, drives many homebuyers toward Houston’s many gated communities.
The Bayou City has over 100 gated communities ranging from well-established Houston landmarks to newer developments completed in the last decade. Many are small and have less than a dozen homes, while some of these exclusive enclaves have not seen a property “on market” for several years.
These gated communities in Houston are grouped by location (Inner Loop, Inside the Beltway, Outside the Beltway) and listed alphabetically.
A few interesting trends stood out. Houston’s luxury gated communities tend to be:
- Located within either the Most Expensive Houston Neighborhoods, Houston’s Top Suburbs, or Inner Loop’s Best Neighborhoods.
- Near the city’s major job centers and entertainment hubs. Most of the neighborhoods here are also among Houston’s Most Accessible Neighborhoods.
- Zoned to some of Houston’s Best Schools.
- Highly exclusive and have limited inventories.

Located directly east of Memorial Park, Arlington Terrace is a luxury gated community with 67 upscale single-family homes.
The controlled-access community is nestled between two of Houston’s most established and most expensive neighborhoods: Crestwood and Glen Cove. Developed in the 1990s, Arlington Terrace is also known as Arlington Court.
Arlington Terrace sits just south of Memorial Drive, providing residents easy access to key districts like downtown (>5 miles), the Galleria (4 miles), Greenway Plaza (>5 miles), and the Medical Center (6 miles).

The community’s entrance off Briar Hollow Lane leads to a tree-lined street and a bridge. A pavilion and fountain adorn Audubon Hollow’s central park area.
Audubon Hollow is easily accessible via main roads and freeways, including Loop 610, Westheimer Road, Post Oak Boulevard, and San Felipe Street. Downtown Houston is about 6 miles away.
Thanks to the community’s location, retail, entertainment, and dining hotspots are mere minutes away, including Highland Village, Uptown Park, River Oaks District, and The Galleria.
Named for a small town in southern Spain, Caceres’ Spanish influence doesn’t end there. The upscale gated community from Rohe & Wright features over 100 single-family homes and townhomes with white stucco exteriors, rooftop terraces, and tile roofs.
The 8-acre luxury community has its homes radiating away from a central park area. Amenities include a community pool and round-the-clock security. Caceres homes are mostly 4- to 5-stories high and built between 2006 and 2016.

Located within Briar Hollow, Eaton Square is an exclusive, fully gated community of 15 luxury homes.
Built in the 1990s, Eaton Square is a residential enclave from well-known Houston builders William Carl and Robert Davis with renowned architect Lucian Hood. Notable for its homes adorned with white stucco exteriors and black wrought iron accents, the community showcases great examples of Neoclassical architecture.
Residents enjoy proximity to hundreds of establishments in Highland Village, the Galleria, and River Oaks District.
Eaton Square is also centrally located within the Inner Loop, providing easy access to the main districts of Downtown Houston, Galleria, Medical Center, and Memorial Park.

The Park at Memorial Heights is a gated community within the Rice Military area. It is made up of both free-standing single-family homes and townhomes.
Built out in 2007 within the small Memorial Heights neighborhood, the community is bordered by Spotts Park to the west, Studemont Street to the east, and Memorial Parkway and the Buffalo Bayou to the south.
Residents have direct access to Spotts Park and its variety of amenities. The 16.24-acre park offers tennis courts, a basketball court, sand volleyball courts, a children’s playground, and a picnic area. The park’s walking trail connects to the Buffalo Bayou Hike and Bike Trail, which wanders east to downtown and west to Memorial Park.
The Park at Memorial Heights homes are about 3 miles away from downtown Houston. Washington Avenue, Memorial Drive, Allen Parkway, Montrose Boulevard, and Heights Boulevard are all within a few blocks of the community.
In addition to having easy access to key districts, residents also have several dining, retail, and entertainment options nearby.
Park At Memorial Heights homes are primary townhomes and have minimal space for yards, but the subdivision has a central gazebo with facilities for events. Yard maintenance, security, and daily operations are all handled by the community’s POA.
Nestled just south and east of Audubon Hollow, Raintree Place is one of the several gated communities within Briar Hollow. The community’s 24-hour manned entrance off South Briar Hollow Lane leads to a wooded drive.
Raintree Place is made up of around 80 single-family homes and townhomes built between the 1970s and 1980s and boasts of an active property owners association. The RPPOA upholds the community’s deed restrictions and maintains parking and common areas.
Like many communities on this list, location is one of Raintree Place’s biggest draws. The bustling Galleria, Post Oak, and Uptown Park areas are all less than a mile away from the community.
Several retail, dining, and entertainment hubs (River Oaks District, Highland Village, and Uptown Park) are within 5 minutes of Raintree Place. The community also boasts of a recently updated saltwater pool and deck area overlooking the Buffalo Bayou.
Townhomes make up a majority of homes within Raintree Place, with 2- to 4-bedroom floor plans and living spaces ranging from 2,500 to more than 3,500 square feet.

River Hollow is a lush gated enclave tucked away just south of the Buffalo Bayou. It is within mixed-use neighborhood Briar Hollow and is about 2 blocks away from Loop 610 and Uptown Park.
Sometimes called Riverhollow, the community has excellent access to key districts like Greenway Plaza, the Galleria, and Memorial Park. Downtown Houston and the Medical Center are equally accessible via main roads in the area, including Loop 610, San Felipe Streeet, and Westheimer Road.
Residents have easy access to over 200 retail, dining, and entertainment hubs located within a mile of River Hollow. River Oaks District, Highland Village, Uptown Park, and the Galleria are just some of the retail centers nearby.
River Hollow offers around 40 properties built between 1970 and 1980. Both townhome and single-family home options available. Three-bedroom two-bath floor plans are common.

Made up of a mix of townhomes and detached patio homes, the community showcases Mediterranean architecture. Southside Circle homes feature balconies, white stucco exteriors, arched entryways, and ornamental iron work. Soaring 12-foot ceilings, custom cabinets, wood floors, and Miele appliances come standard.
Southside Circle homes for sale start at $700,000 (the median sales price is at around $1,300,000).
Award-winning luxury community developer Rohe & Wright started development in Winfield Gate sometime in 2011. Inspired by Winfield House, home of the U.S. ambassador to the United Kingdom, the posh gated community is made up of 22 English manor-style townhomes.
Upscale and exclusive, the gated community is known for bringing a piece of London to River Oaks, one of Houston’s most expensive neighborhoods.
The community is less than 5 miles away from downtown Houston and the Medical Center. Greenway Plaza is a couple of miles away.
Winfield Gate homes draw inspiration from Palladian architecture, with small columns and pediments adorning each unit’s exteriors. Stone and stucco, hand-forged wrought-iron railings and window boxes, and coach gas lanterns also make the community stand out.
Winfield Gate homes are arranged around a central courtyard and fountain.
Luxury furnishings, SubZero/Wolf and Viking appliances, elevators, fireplaces, crown mouldings, and semi-custom interiors are common features in Winfield Gate homes. Some feature rooftop gardens.

Fannin Station is a gated lake community located just 2 miles from the Texas Medical Center and about half a mile from the METRORail station.
A development from InTown Homes, Fannin Station features townhomes and detached single-family homes built from 2009 to 2017. Community amenities include two lakes, a jogging trail, and a swimming pool.
The 24-hour manned entrance is located off Fannin Street which leads north to the NRG Stadium and the Texas Medical Center.
Fannin Station is just outside Loop 610, though residents have fairly convenient commutes thanks to the community’s location near main roads and freeways. Both downtown Houston and the Galleria are about 20 minutes away from the community.
InTown Homes is notable for other developments like Kolbe Farms (in Spring Branch), Capitol Oaks (in EaDo), and McKinney Landing (also in EaDo) projects.
Townhomes are between $350,000 to $450,000 while single-family homes are between $500,000 to $600,000. Sizes vary but are in the neighborhood of 3,000 to 4,500 square feet.
Farnham Park is within Piney Point Village, one of the most exclusive and most expensive neighborhoods in the Houston area.
The community has San Felipe Street to the north, the Buffalo Bayou to the east and south, and The Kinkaid School (one of the most prestigious private schools in Houston) to the west.
Luxury manors and estate-style homes line Farnham Park Drive. Many were built in the 1950s through the 1970s, with styles ranging from traditional to contemporary.
Many Farnham Park homes have views of the bayou, and swimming pools, mature trees, grand driveways, and spacious living spaces (median home size is at over 7,000 square feet).
Much of Farnham Park’s appeal stems from its exclusivity. With less than 30 homes and a median market value at over $2,000,000, the community features some of the most expensive real estate within a gated community.
However, there have been no Farnham Park homes “on market” since 2009.
Hudson Forest is a fully gated subdivision nestled within the lush wooded area of Memorial’s 77024 zip code. It is located just outside Piney Point’s borders and sits north of the Buffalo Bayou.
Residents enjoy exclusive amenities, including a swimming pool, dog park, tennis court, basketball court, and hike-and-bike trails. The deed-restricted community also boasts of scenic views of the Buffalo Bayou.
Hudson Forest’s entrance is just off Briar Forest Drive. Homes in the community have east access to key roads including Memorial Drive, Gessner Road, San Felipe Street, Katy Freeway (Interstate 10), and Sam Houston Parkway (Beltway 8).
Retail, employment, and business districts like the Galleria, Memorial City, and Westchase are all within 4 to 5 miles away from the community.
Students in Hudson Forest are zoned to attend some of Houston’s best schools: Memorial Elementary, Spring Branch Middle School and Memorial High School. All three have been named National Blue Ribbon Schools.
Townhomes and single-family homes line the community’s winding streets. Hudson Forest homes are mostly from the 1970s and 1980s and many have been updated and carefully maintained.
Indian Trail is a private and exclusive subdivision located in Tanglewood. The subdivision features a 24-hour manned gate and luxury homes with oversized lots.
Tanglewood is recognized as one of the 20 most expensive neighborhoods in Houston. Once awarded by the National Association of Home Builders as one of the five best-planned neighborhoods in the country, Tanglewood remains popular due to its grand homes and oak-lined streets.
Some of the best shopping centers are just a few minutes away from Indian Trail.
Memorial City Mall, the Galleria, and Uptown Park have hundreds of shops, restaurants, and entertainment hubs. Indian Trail is also close to Memorial Park, home to a top-rated municipal golf course, miles of trails, and several sports facilities.
Indian Trail homes for sale are mostly luxury homes with a median size of nearly 4,400 square feet. Properties in the subdivision have approximately 4 bedrooms and 4 baths, with lot sizes averaging close to 16,200 square feet.
The subdivision’s homes range between $600,000 to over $1,700,000. Median price per square foot is around $255.
An “urban farmhouse community”, Kolbe Farms is a new construction development from InTown Homes.
Covering a 38-acre area in Spring Branch, the community’s master plan reserves around 9 acres for green spaces and amenities. Kolbe Farms features a 3-acre lake, an island, jogging and walking trails, a pool, a pavilion, and a dog park.
Apart from the community’s active lifestyle amenities, residents also have plenty of retail and entertainment nearby. The Galleria, MarqE, and Memorial City Mall are easily accessible from the community.
Designed to be “eco-hip”, Kolbe Farms homes have features like radiant roof barriers and energy-efficient windows. Front porches and back patios are common features, along with thicker exterior walls.
The community is made up of townhomes and free-standing homes. Kolbe Farms homes mostly feature 3- to 4-bedroom, 2- to 3-story floor plans. Home sizes range from 2,500 to over 3,400 square feet.

Located within about a mile away from CityCentre (another Midway development), the community covers a 14.35-acre area just south of Memorial Drive. Two 3-story buildings form Memorial Green’s facade and houses the community’s retail, dining, and office spaces.
Residents have fairly short commutes to Memorial City, the Galleria, and Westchase. The Energy Corridor is just 6 miles away.

Named for the Italian city known for its colorful mosaics, Ravenna is an upscale new home development from Lovett Homes. Located within Spring Branch, the community offers a mix of townhomes and single-family homes with a variety of floor plans and styles.
The community is made up of 160 homes, accessible through a 24-hour manned gate on Awty School Lane. Ravenna is nestled near the area where Loop 610 and I-10 (Katy Freeway) meet.
Residents can enjoy the community’s resort-style pool with cabanas and dog park. Outdoor activity hubs, retail centers, and other entertainment hotspots like Memorial Park, the Galleria, and Uptown Park are minutes away from the neighborhood.
Ravenna homes draw inspiration from Mediterranean influences: white stucco and brick exteriors, tile roofs, arched doorways, iron banisters, and private balconies and courtyards.
The most expensive Ravenna Houston homes have elevators, rooftop terraces, Miele appliances, custom cabinets, and spacious walk-in closets.
Located a couple of miles north of the Galleria, Stablewood is one of Houston’s first gated communities. It is just outside the Inner Loop, and is known for its great schools, central location, and exclusivity.
Stablewood is patterned after Boulevard Oaks, with its tree-lined streets and luxury homes. The private community has a manned entrance off Memorial Drive. The second entrance along Post Oak Lane is only accessible via key card.
Stablewood homes are minutes away from two Houston landmarks, the Galleria and Memorial Park. The Galleria area is home to over 100 retail and dining establishments, while Memorial Park features several sports facilities and a top-rated golf course.
Three National Blue Ribbon schools serve the community: Hunters Creek Elementary, Spring Branch Middle, and Memorial High School.
Similar to other communities within the 77024 zip code, Stablewood homes for sale have a median sale price of over $2,000,000. Lot sizes are large (by Houston standards), ranging from 12,000 to over 25,000 square feet.
Westhaven Estates is an established neighborhood located between Briargrove and Tanglewood.
Like most neighborhoods in the west of Loop 610, development in Westhaven Estates started in the 1950s. In the 1970s, however, developers flocked to the neighborhood and built small, controlled-access communities in the area.
Today, Westhaven Estates is known for its townhomes and patio homes, many of which are within cozy gated enclaves with a few homes. The neighborhood features a mix of older properties and new construction in varying designs and floor plans.
Westhaven Estates homes for sale feature luxury amenities such as 12-foot vaulted ceilings, open floor plans, elevator-capability, private terraces, gourmet kitchens, balconies with outdoor fireplace, and saltwater swimming pools.

Located within one of Houston’s most desirable suburbs, Carlton Woods and Carlton Woods Creekside are two exclusive, gated custom-home communities within The Woodlands’ Sterling Ridge and Creekside Park villages. The village is included in the list of The Woodland’s Best Neighborhoods.
Carlton Woods homes are among the most luxurious in The Woodlands area. Properties in the two gated communities range from golf course homes, waterfront homes, and interior lot homes.

Located within Greater Katy’s Kelliwood neighborhood, Lake Forest of Kelliwood features 70+ luxury estates. The community and the Lakes of Buckingham Kelliwood offer 24-hour manned entrance gates along South Fry Road.
Both communities are from Kickerillo Companies, developed with luxury and exclusivity in mind. Lake Forest at Kelliwood features lakefront and estate-style homes on large lots (median lot size is at well over 30,000 square feet).
Lake Forest of Kelliwood homes often feature 3- to 6-bedroom floor plans, spread over 4,500 to 8,000 square feet of living space. Swimming pools, landscaped grounds, mature trees, sweeping driveways are common in the area.

Lakes of Parkway in the Energy Corridor
Lakes of Parkway is a private and gated community within the Energy Corridor. This 315-acre West Houston subdivision is just west of George Bush Park, a vast nature reserve and wildlife sanctuary.
The community features 24/7 security, 11 lakes, jogging trails, a recreation center, a swimming pool, lighted fountains, and tennis courts.
Most Lakes of Parkway homes for sale offer 4 bedrooms and 4 baths spread over 3,000 to 8,000 square feet of living space. These properties are built on oversized lots, averaging close to 10,000 square feet.
Luxury Lakes of Parkway homes often offer upscale amenities, including formal living and dining areas, large master suites, landscaped grounds, lake views, and swimming pools.
Both single-family and townhome options are available in the community.
One of Houston’s major business and employment centers, the Energy Corridor, is a couple of miles away from the community. Memorial City and Westchase District are also minutes away.
The Parkway at Eldridge is a luxury gated community located north of Westheimer Road and west of Eldridge Parkway. The 52-acre community is from Kickerillo Companies, the same developer behind Lakes of Parkway, Fonn Villas, and Kelliwood.

Parkway Terrace is a new construction gated community within the Energy Corridor/West Memorial area.
Located just off Eldridge Parkway, Parkway Terrace is nestled just north of Westheimer Road and south of Briar Forest Drive. Several retail and dining hubs line the area’s main roads, including Westheimer Commons, Market Square at Eldridge Parkway, and West Oaks Mall.
Key business and employment areas like the Energy Corridor, Westchase, and Memorial City are a short drive away from Parkway Terrace homes.
Development started in 2014, with the community subdivided into sections. Section 1 features homes from developer K. Hovnanian, while section 2 showcases properties from Darling Homes.

Parkway Terrace homes draw inspiration from French Provincial architecture, and are quite distinct with their hipped roofs, dormers, and brick and wood exteriors.

Royal Oaks Country Club in Westchase
Royal Oaks Country Club is a luxurious enclave immediately west of the Westchase business district.
Royal Oaks offers a 24-hour, guard-gated entrance and is a fully gated community. Over 8 miles of masonry wall encompasses the borders of the subdivision.
Las Vegas-based Sunrise Colony Company, one of the most renowned residential and country club community developers in the country, helmed the project. Royal Oaks homes are from Charles Martin Custom Homes, Daybreak Custom Homes, Fairmost Homes, and McVaugh Custom Homes.
The 140-acre community is built around a 160-acre country club and a par-72 Fred Couples signature golf course. The course features 9 lakes, waterfalls, practice facilities, a double-ended driving range, a putting green, and a chipping green.
Royal Oaks Country Club community amenities include a resort-style swimming pool, a playground, WiFi access in common areas, a park, and a basketball court.
Apart from the country club and community amenities, Royal Oaks residents also enjoy close proximity to hundreds of retail and dining options. Royal Oaks Village and several other retail centers line Westheimer Road.
Nestled within the Energy Corridor/West Memorial area, Talia Trails is a 42-home luxury gated community. It covers around 7 acres, in the area north of the Buffalo Bayou, south of Memorial Drive, and east of Eldridge Parkway.
Talia Trails’ entrance along Memorial Drive is about half a mile away from Interstate 10 (Katy Freeway).
