Located about 4 miles south of the city of Katy, Cinco Ranch Northwest is a 492-acre master-planned community. The neighborhood is not contiguous to, but is part of, the much larger Cinco Ranch community.
Cinco Ranch Northwest sits in the area south of Interstate 10, west of Grand Parkway, and north of FM 1093 (future Westpark Tollway extension). The area features a collection of master-planned communities including Silver Ranch, Tamarron, Cross Creek Ranch, Grayson Lakes, and Firethorne.
The neighborhood is divided into sections, with some featuring gated communities. The Westridge Creek Recreational Center, one of Cinco Ranch’s 11 rec centers, is located within the neighborhood. Cinco Ranch Northwest also features a neighborhood school, the newly opened MayDell Jenks Elementary.

Cinco Ranch Northwest real estate is made up of detached single-family homes, ranging from bungalows to luxury estates. Being within one of the newest additions to the master-planned community, Cinco Ranch Northwest homes are more recent than their counterparts east of Grand Parkway.
Cinco Ranch Northwest homes typically feature 4- to 5-bedroom floor plans with 2,500 to more than 5,000 square feet of living space. Lot sizes are between 6,500 to upwards of 13,000 square feet.
Architectural styles in the area vary, from contemporary and modern designs to more traditional aesthetics. Custom-built homes are also available in Cinco Ranch Northwest.

Cinco Ranch, one of the Greater Katy area’s more well known master-planned communities, was a working cattle ranch during the 1930s. The land changed hands when five oilmen, William Wheless, J.S. Abercrombie, W.B. Pryon, H.G. Helms, and L.M. Josey, bought the 15,000-acre property in 1937.
Only the Wheless family lived in the Cinco Ranch, though the other families visited during weekends and holidays.
In 1984, Cinco Ranch Venture acquired the property in one of the largest land transactions in the history of Houston. After a few more years, the master-planned community changed hands again, this time going to Newland Communities.
The developer purchased several smaller parcels of land to extend the community. In 2010, Newland Communities bought a 492-acre plot at the corner of FM 1463 and Corbitt. The parcel is directly adjacent to the master-planned community, but was later developed in Cinco Ranch Northwest.
Today, Cinco Ranch Northwest features luxury new construction single-family homes.
Like most of Cinco Ranch’s many neighborhoods, Cinco Ranch Northwest features its own set of community amenities. In addition to the neighborhood’s proximity to key destinations within the Greater Katy area, there are points of interest within Cinco Ranch Northwest itself.
Westridge Creek Recreation Center, one of Cinco Ranch’s 11 rec centers, is within the neighborhood. The rec center was completed in 2014, and features a swimming pool, a waterslide tower, a splash pad, and tennis courts. The community center also has a picnic pavilion and playgrounds.
The Indigo Pointe Lane Pocket Park is also located within the community.
Other must-visit places in the area are within minutes of Cinco Ranch Northwest homes. Katy Mills Mall and the LaCenterra at Cinco Ranch offer great retail and dining options. For outdoor pursuits, residents can enjoy a round of golf at The Golf Club, or a satisfying walk around the community’s hike and bike trails.
