Cinco Ranch Southwest real estate is made up of a variety of home types fitting a range of budgets and needs. As a newer addition to the Cinco Ranch master-planned community, its homes are also slightly newer, mostly built between 2007 and 2012.
Cinco Ranch Southwest homes typically offer 3- to 5-bedroom options, ranging from bungalows and patio homes to custom-built estates and lakeview manors. Some of the community’s most expensive real estate feature as many as 6 bedrooms.
Home sizes range from 1,500 to more than 6,000 square feet. Lot sizes are typically between 5,000 to upwards of 20,000 square feet.
Cinco Ranch Southwest homes mostly feature traditional designs, with brick (or brick veneer) exteriors. There are some homes in the area with Mediterranean, Spanish, and other architectural styles.
The most expensive Cinco Ranch Southwest real estate can feature lake views (Lakeside Villas at Cinco Ranch), swimming pools, oversized garages, and expansive yards.

Unlike most new construction master-planned communities in the Greater Katy area, Cinco Ranch Southwest does feature townhome options.
Mostly built between 2010 and 2011, Cinco Ranch Southwest townhomes tend to be smaller, with 3 bedrooms and 2 and a half baths. Brick veneer exteriors and traditional aesthetics are common. Home sizes are between 1,400 to 1,500 square feet, while lot sizes range from 3,300 to about 5,500 square feet.
As these properties tend to be smaller than their single-family home counterparts, they also are more affordable.
Prices for Cinco Ranch Southwest townhomes for sale typically start at $180,000 to just under $200,000.
There are no mid- or high-rise Cinco Ranch Southwest condos at the moment. Some multi-family dwellings are available in the area however, including within the mixed use development LaCenterra at Cinco Ranch.
For residential condo options, homebuyers will have check out farther east in the Energy Corridor and Memorial areas of Houston. The Galleria is a popular choice for upscale condos and luxury lofts.

During the 1930s, Cinco Ranch was owned by Bassett Blakeley, a cattleman who owned some 15,000 acres of land. In 1937, Blakeley sold the working cattle ranch to five oilmen (W. Wheless, J.S. Abercrombie, W.B. Pryon, H.G. Nelms and L.M. Josey).
Among the five, only the Wheless family settled in the ranch. The other families visited during the holidays and weekends. The families maintained the ranch’s operations, which by then included rice and peanut production.
In 1984, Cinco Ranch Venture, made up of US Home, American General Corporation, and the Mischer Corporation, moved to purchase Cinco Ranch. The land changed hands a few more times, finally going to Newland Communities in 2003.
During the same period, Newland Communities purchased additional parcels west of Grand Parkway, adding 1,328 acres more to Cinco Ranch. In 2010, the developer bought 492 acres more.
Today, Cinco Ranch covers an 8,092-acre area. The newer additions to the community, including Cinco Ranch Northwest and Cinco Ranch Southwest, are also called Cinco II. Both communities are under the same homeowners association, Cinco Ranch Residential Association II.
Cinco Ranch Southwest features its own set of community amenities, including three recreation centers, pools, parks, and tennis courts.
The Lake House, also known as the Springwood Lake House, features a clubhouse and a pool facility with a splash pad and wading pool in addition to the main pool. The Rollingwood Pool and Tennis Courts on the other hand offer a swimming pool, a splash pad, a water slide, and two tennis courts.
The third center, Rosewood on 26418 Cinco Terrace Dr., features a pool with diving boards and swim lanes and three lighted tennis courts. The Rosewood Pool is home to Cinco Ranch Southwest’s swim team.
The Westridge Creek Pool, the newest recreation center in the master-planned community, is located in Cinco Ranch Northwest. SW residents can also access the center’s pool, splash pad, and tennis courts.
Cinco Ranch Southwest residents can also visit Cinco Ranch’s other recreation centers, as both community associations have an agreement to share the master-planned community’s 11 centers.
