Manvel is fast becoming a suburban city due to the number of master-planned communities being developed within its borders. It’s common to see new homes within communities like Pomona and Sedona Lakes mixed with the city’s older homes in more established neighborhoods.
That said, Manvel offers a wide variety of options to fit almost any budget or requirement.
Manvel homes typically feature 3- to 5-bedroom floor plans. Living spaces range from 1,000 to more than 4,500 square feet. Homes in the city often sit on spacious lots, ranging from 5,000 to more than 20,000 square feet.

In the early 1850s, the area now known as Manvel was a vast prairie rich in game and fertile soil. The area’s first settlers were a young couple, W. R. Booth and his wife Elizabeth, who moved from Tyler County to the banks of the Chocolate Bayou in 1857.
More families settled in the area after the war. At first, the small settlement was known as Pomona. Later, the Gulf, Colorado and Santa Fe Railroad reached the area, connecting the settlement to Galveston.
The town site’s name was later changed since another town in west Houston was called Pomona. The new name stemmed from Allen Manvel, the president of the Santa Fe Railroad.
Incorporated as a city in 1961, Manvel is still growing. Like nearby cities like Pearland, a number of master-planned communities have taken root in and around the city.
The city of Manvel is mostly residential, though a growing number of dining options are available along SH 288. For more retail and entertainment options, residents can take a short drive to nearby Pearland.
The Pearland Town Center, Shadow Creek Town Center, Silverlake Village Shopping Center, and Shadow Creek Market Place are all within a few miles away from Manvel. Golf courses, including the Southwyck Golf Club and the Golfcrest Country Club are also nearby.
Manvel master-planned communities also feature their own amenities. Rodeo Palms has 10+ lakes, walking trails, tennis courts, an Jr. Olympic sized pool. Residents can enjoy various water activities like paddle boating and catch and release fishing as well.
Meridiana’s Amenity Village, on the other hand, offers an ampitheater, a fitness center, swimming pools, a cafe, and a game area. The master-planned community also features lakes and hike and bike trails.
