One of the two Villages nestled north of Interstate 10, Spring Valley Village showcases an old-world charm. Many factors make the city a popular option, including:
Spring Valley real estate can be tricky to navigate due to the city’s deed restrictions (which can be an issue depending on your plans) and older homes (which can sell at a discount but may need extensive renovations). In addition, the Memorial Villages located north of I-10 typically sell for lower prices than homes south of I-10 (it’s important to understand valuation trends within the Villages before making any offers). One of the independent cities that make up the Memorial Villages, Spring Valley Village is located about 10 miles west of Downtown Houston and about the same distance east of the Energy Corridor.
One of the two villages that sit north of Katy Freeway (I-10), Spring Valley has Hilshire to the west, and Spring Branch area to the north. Hedwig and Hunters Creek are located south of Spring Valley, just across the freeway. Piney Point and Bunker Hill are just a little farther south and southwest.
Spring Valley Village has about 1.6 square miles of land area and is minutes away from major freeways, including Sam Houston Parkway (Beltway 8) and Loop 610.
Memorial City is a few minutes away from Spring Valley Village. The district is home to both the Memorial City Mall and the Memorial Hermann Memorial City Medical Center. It is a mixed-use district with office, retail, and medical complexes. Major employers in the area include Chase Service Center, Memorial City Mall, and CEMEX.
The Memorial City Mall, opened in the 1960s, is one of the major retail centers in the Memorial area. With around 1.7 million square feet of retail space, the mall features Dillard’s, JCPenney, Macy’s, Sears, and Target as anchor stores.
Other retail centers, including the Galleria, Town & Country Village, and the CityCentre, are all within easy driving distance from Spring Valley Village.

Spring Valley Village is zoned to schools from the highly regarded Spring Branch Independent School District (SBISD).
Spring Branch ISD is known for its multi-award winning schools, most of which have been named National Blue Ribbon School. Headquartered in Spring Valley Village, the SBISD received a “Met Standard” accountability rating from the Texas Education Agency in 2016.
National Blue Ribbon Schools Spring Branch Middle School, and Memorial High School serve Spring Valley Village.

Hilshire Village and Spring Valley are the two Memorial Villages that are located north of I-10. The other four Memorial Villages are located south of the interstate.
Historically, there have been less than two dozen Spring Valley home sales per year and less than one dozen Hilshire Village homes sold per year.
On average, Hilshire Village and Spring Valley homes sell at a 5-15% discount (based on an average price per square foot) to home sales in Bunker Hill, Hedwig, Hunters Creek or Piney Point Villages.
Given the limited data set for these two Memorial Village properties (since we didn’t want to display non-statistically significant information), we’ve displayed pricing trends for ALL Memorial Village homes below.

Spring Valley real estate share a lot in common with the other Villages, though some characteristics are unique to the neighborhood.
Older Spring Valley homes, for example, are commonly ranch-style bungalows on large wooded lots. This is due to the area’s early zoning ordinance that limited dwellings to single-story homes built on lots no smaller than 10,000 square feet. Two-story homes were only allowed after the ordinance was amended in 1981.
Some of the area’s older homes are sold either as lots or as tear downs, though even at lot value, these properties can still sell for over $400,000.
A number of Spring Valley homes for sale are beautifully updated and maintained.
Though new construction homes are not as prevalent in Spring Valley as in the other Villages, there are a few available in the neighborhood.
Spring Valley features single-family homes in various architectural styles, including Mediterranean, Contemporary, Modern, and Georgian, though Traditional and ranch-style homes are more common in the neighborhood.
The zoning ordinance in Spring Valley Village only allows for detached single-family homes. There are, however, some Spring Branch townhomes for sale just north of the village.
Like most of the Memorial Villages, there are no condos within Spring Valley Village’s borders. There are some mid- and high-rise condos in nearby areas including Spring Branch, The Galleria, and the Memorial Area.

Like the other Memorial Villages, Spring Valley Village is a city steeped in history – in fact, some of the neighborhood’s early settlers and landowners are commemorated in its street names.
In 1848, Spring Valley was home to a number of German settlers who built farms and sawmills in the largely wooded area.
By the 1950s, the neighborhood still housed a collection of small farms and homes. However, interest in the area was growing and rumors swirled around that Houston was looking to annex the neighborhood. Concerned about zoning, residents – some of whom were descendants of Spring Valley’s original settlers – filed for a petition for incorporation.
After two elections, Spring Valley Village was incorporated with a mayor-city council type of government in 1955.
Zoning was the major factor in the city’s incorporation, and its first ordinance was for the regulation the issuance of building permits. Other ordinances followed, including one for governing subdivisions. Under the old zoning ordinace, homes were limited to one-story single-family dwellings with a 10,000-square foot minimum lot area.
In 1981, major changes were made to allow for the construction of 2-story homes.
Today, Spring Valley Village is one of the most desirable places in which to live west of Downtown Houston. It operates its own police department. The Village Fire Department and the water authority serves all six villages.
Though Spring Valley Village is largely residential, it does have some commercial establishments located along its borders.
It also has easy access to retail, dining, and entertainment centers in Houston, including The Galleria, the Memorial City Mall, and the CityCentre. Nearby neighborhoods Hedwig and Spring Branch also have plenty of offerings.
The Memorial City Mall, a few minutes away from Spring Valley, features Target, Sears, JCPenney, Macy’s, and Dillards. A pedestrian-friendly mall, the CityCentre, is farther west. It features several dining and retail options as well.
Memorial Park, a vast 1,466-acre urban park, is a short drive away from the neighborhood. It features an 18-hole municipal golf course, along with several nature trails. The Houston Arboretum and Nature Center is also located within Memorial Park.
The city also hosts several events for its residents, including the annual Spring Valley Village Fall Fest. This festival features fun activities like carnival games, booths, and a pumpkin patch, among other things.
