Spring Valley Luxury Real Estate and Neighborhood Guide
Located about 10 miles west of Downtown Houston, the neighborhood is part of the Memorial Villages, along with Bunker Hill, Piney Point, Hilshire, Hedwig, and Hunters Creek.
One of the two Villages sitting north of Katy Freeway, Spring Valley has Hilshire to the east and Spring Branch to the north. Hunters Creek and Hedwig are south of the city, across the interstate.
As an independent city, Spring Valley offers top-notch municipal services and operates its own police department. It shares a fire department and the water authority with the other 5 cities in the Memorial Villages.
Spring Valley is one of the most affluent areas in west Houston – but it wasn’t always that way. During the early 1900s, the area only had a smattering of farms, homes, and timbermills. During Houston’s housing boom, Spring Valley and the rest of the Memorial Villages became a popular choice for people who didn’t like living within the hustle and bustle of the big city, but needed to be within shouting distance of the city’s key centers.
It was cause for concern then, when Houston started eyeing the Memorial Villages for annexation. Spring Valley residents wanted to preserve the area’s residential zoning and filed for a petition to incorporate the neighborhood.
To keep the area’s look and feel, a zoning ordinance was put into place. Spring Valley’s original zoning laws only allowed for single-story residences with a minimum land area of 10,000 square feet. Later on, it was amended to allow two-story homes.
Today, Spring Valley luxury real estate range from old ranch-style homes to new construction custom-built homes. Architectural styles vary, though traditional and ranch are two of the most popular in the area.

Spring Valley: Fun Things To Do In The Neighborhood
Though Spring Valley Village is largely residential, it does have some commercial establishments located along its borders.
It also has easy access to retail, dining, and entertainment centers in Houston, including The Galleria, the Memorial City Mall, and the CityCentre. Nearby neighborhoods Hedwig and Spring Branch also have plenty of offerings.
The Memorial City Mall, a few minutes away from Spring Valley, features Target, Sears, JCPenney, Macy’s, and Dillards. A pedestrian-friendly mall, the CityCentre, is farther west. It features several dining and retail options as well.
Memorial Park, a vast 1,466-acre urban park, is a short drive away from the neighborhood. It features an 18-hole municipal golf course, along with several nature trails. The Houston Arboretum and Nature Center is also located within Memorial Park.
The city also hosts several events for its residents, including the annual Spring Valley Village Fall Fest. This festival features fun activities like carnival games, booths, and a pumpkin patch, among other things.
