Made up of several smaller communities, Northside Village / Near Northside is one of Houston’s oldest neighborhoods. It is a promising neighborhood undergoing redevelopment.

Near Northside real estate can be challenging to navigate due to some factors, including proximity to main roads and freeways (which can affect resale values). Some homes are also close to train tracks, which can also raise issues. New construction in the area can pose quality issues. Development is still quite uneven, so while homes in some areas/communities can sell for a premium, others will sell at a discount.

Northside Village – or as it is more colloquially known, Near Northside – is roughly bounded by I-45 to the west, Calvalcade Street to the north, Maury Street to the east, and Burnett Street to the south.
Lindale Park sits to the north of the neighborhood, while the Houston Heights and the Woodland Heights are to the east. The Fifth Ward is to the west. Downtown Houston’s soaring buildings and bustling business centers are just south of Near Northside.
One of Houston’s oldest neighborhoods, Northside Village is made up of several smaller communities. It is a quiet neighborhood located minutes away from the city’s busiest commercial, business, and entertainment hubs.
Downtown Houston, home to some 3,000 businesses and more than 100,000 employees, is a short drive away from Near Northside homes. Residents can also take the METRORail Red Line which runs south to another major employment center, the Texas Medical Center.
The neighborhood has plenty of parks, schools, dining and retail hubs within its borders. Surrounding neighborhoods like the Heights, downtown, and Rice Military have more options available.

Northside Village homes are zoned to the Houston Independent School District (HISD).
Established in the 1920s, Houston ISD is the largest school district in the state (with 283 schools). The Texas Education Agency (TEA) gave the district a “Met Standard” rating in 2016. HISD features several International Baccalaureate (IB) World schools.

Northside Village real estate are fairly affordable, especially compared to homes in other neighborhoods near downtown Houston (Houston Heights, Woodland Heights, Garden Oaks, EaDo, and Rice Military). The average price of Northside Village homes is at around $275,000.
Like those neighborhoods though, Northside Village is undergoing gentrification. New construction are becoming more and more common in the neighborhood, though many of its older vintage homes have been updated and maintained.

Northside Village real estate is a mix of old and new. The neighborhood’s older homes date back to the 1900s to the 1940s, and while some have been torn down in favor of new construction homes, others have been updated.
Near Northside homes typically have 3-bedroom 2-bath floor plans. Architectural styles and designs vary, though traditional homes are quite common. Newer homes in the neighborhood can feature more modern designs.
Home sizes vary as well, ranging from 1,000 to around 2,000 square feet. Compared to the more affluent Lindale Park subdivision, Near Northside homes can feature smaller lots – between 2,000 to around 10,000 square feet.
Northside Village homes for sale can start at under $100,000. Newer properties can go for upwards of $500,000.
Townhomes have become fairly common in Near Northside. Most are new construction, with 3/3 floor plans.
Northside Village townhomes can feature 2 to 4 stories, with 1,500 to around 2,500 square feet of living space. Lot sizes are also smaller, around 1,000 to 2,500 square feet.
Prices depend on the homes size, location, and age. Most Northside Village homes for sale can start at around $200,000 to $400,000.
There are no mid- or high-rise residential condo buildings in Near Northside. There are however, plenty of lofts and condo buildings in the downtown area (some of which are near or along the METRORail):

Near Northside is one of Houston’s oldest neighborhoods. Its first plat was named after one of the Allen Brothers, the founders of Houston.
Development in the area started in earnest around the 1880s, when the Southern Pacific Railroad Company opened the Hardy Rail Yards just south of the neighborhood. Railway employees settled in the neighborhood; most of whom were European immigrants.
Like other nearby neighborhoods, Northside Village saw a decline post-WWII.
Recent years have seen some redevelopment in the area. Many older Near Northside homes have been torn down in favor of new patio homes and townhomes.
Near Northside residents have plenty of entertainment and dining options nearby. Main attractions in the area includes Moody Park and the Moody Community Center.
In 1923, the city bought several lots from the Cetti family estate to build Moody Park. Today, the park features several amenities, including lighted tennis courts, a sports field, a swimming pool, a hike-and-bike trail, and a playground. It is also known for being home to Luis A. Jimenez’s “the Vaquero”, a fiberglass masterpiece.
Rebuilt in 1986, the Moody Community Center was designed by W. Jackson Wisdom, a well-known architect. Further additions and renovations were made later on. Amenities include a gym, a weight room, and an arts and crafts area. Office space and a multi-purpose room is also available in the center.
There are plenty of dining, retail, and entertainment options within the Near Northside area, though there are more available in nearby districts like downtown, the Heights, and Rice Military.
