1. Home values have greatly increased in the past decade.
The median sales price of Oak Estates homes have increased by 155% in the past 10 years. This is partly due to the many new constructions in the neighborhood which often comes with handcrafted details and luxury fixtures.
2. Land value have strongly appreciated in the past 5 years.
Oak Estates homes land value have increased by 25% in the last 5 years. The demand for Inner Loop properties have increased during this period, pushing real estate appreciation to soaring numbers.
3. The median sales price increased by an impressive 108% in the past year.
While this is not clear benchmark of the neighborhood’s real estate market due to its low sampling, it’s still worthwhile to note that the median sales price increased from $767,500 in 2012 to $1,593,812 the following year.
4. The average price per square foot tends to fluctuate.
The average price per square foot increased by 10% in the past 5 years, but decreased by 1% last year. This again is not a clear indication on the health of Oak Estates real estate market due to the limited number of homes that go into the market.
