Pearland Texas is located about 14 miles south of Downtown Houston, nestled directly south of Beltway 8 (Sam Houston Te Parkway). It covers a large 47.5-square mile area east of FM 521, north of Texas Highway 6, and west of Gulf Freeway.
The city is east of Clear Lake City, League City, and Friendswood, and west of Sienna Plantation, Sugar Land, and Missouri City.
Pearland homes enjoy easy access to Houston’s major employment centers, including the Texas Medical Center and downtown. Main roads like Texas Highway 35 (Main Street) and Farm to Market Road 518 (Broadway) provide for convenient access to Pearland’s many communities and neighborhoods.

Like in some Houston suburbs, development in the city of Pearland is a little uneven. Some areas, including the city’s many master-planned communities, have new construction ongoing. Other areas, however, are still quite underdeveloped.

Pearland homes are mostly detached single-family properties on large lots. Homes in the area range from older ranch-style homes to new construction homes in master-planned communities. Architectural styles vary, though traditional aesthetics are common.
Pearland homes typically feature 3- to 4-bedroom, 2-story floor plans. The most expensive real estate in the area can feature more than 5 bedrooms. Home sizes range from 1,400 to more than 5,000 square feet.
Lot sizes can be between 6,000 to more than 15,000 square feet.
Master-planned communities in the area can feature a number of amenities, including hike-and-bike trails, golf courses, lakes, pools, and parks. There are a few golf course communities (Green Tee Terrace, Silverlake, and Silvercreek) in the city.
Homes in these communities tend to be more expensive, though are still relatively affordable.
Pricing for homes in the city start at around $80,000. The most expensive Pearland real estate can go for more than $1,000,000.
Pearland townhomes are typically located within master-planned communities. Green Tee Terrace, a golf course community, features some townhome units.
These townhomes were built in the mid-1970s, and have since been updated and carefully maintained. Pearland townhomes can feature 2 to 3 bedrooms, spread across an average of 2,000 square feet of living space.
Lots are smaller compared to their single-family home counterparts. Sizes range from 1,000 to about 4,000 square feet.
Prices for Pearland townhomes for sale can range from $100,000 to about $250,000.

Like Katy, Pearland’s roots can be traced back to a railroad.
In 1861, the Houston, Tap and Brazoria Railroad Company (HT & BRR) applied for a land grant in what is now a thriving, mostly residential city. After the Civil War, the railroad was left in such a bad shape that it was abandoned. Ownership changed hands a few times, until the Gulf, Colorado and Santa Fe Railroad Company secured the rights to the tracks.
The area now known as Pearland used to be called “Mark Belt”, named for a local landowner.
In 1892, Polish nobleman Withold von Zychlinski bought a large parcel of land and set up a town site on both sides of the train tracks. To further promote the area’s home sites, fruit trees were planted around the area. By 1894, “Pear-Land” was officially platted.
Today, Pearland is home to more than 100,000 residents. About 80 percent of the city is residential, with a number of master-planned communities within its borders.
Pearland is about 80% residential, and it has a whole range of retail, entertainment, and outdoor activity venues available within its borders.
It has several retail centers, including the Pearland Town Center, a 1.1-million square foot lifestyle center. It opened in 2008, and its anchor stores include Barnes and Noble, Dillard’s, Macy’s, and Sports Authority.
Other retail centers in the area include those within or nearby Pearland’s many master-planned communities: Shadow Creek Town Center, Silverlake Village Shopping Center, and the Shadow Creek Market Place.
Green spaces, parks, and golf courses abound in the city. It has three golf clubs: Southwyck Golf Club, Pearland Golf Club at Country Place, and Golfcrest Country Club.
Southwyck, located at 2901 Clubhouse Drive, features 18 holes over 6,914 yards. Pearland Golf Club at 3123 Flower Field Lane, on the other hand, features 18 holes over 6,802 yards. Both courses have a par of 72.
One of Houston’s oldest country clubs, Golfcrest at 2509 Country Club Drive was previously located in Houston. In 1971, it moved to its current location. Architect Joseph S. Finger was commissioned to design the new 6,900-yard course. Club amenities include the championship course, swimming pools, tennis courts, and dining and events facilities.
