Rice Military Houston Homes For Sale & Neighborhood Guide

Rice Military Houston Real Estate Guide

One of the Hottest Inner Loop Neighborhoods, Rice Military is also one of the best neighborhoods in Houston based on accessibility, commute times, and appreciation.

Nestled within Houston’s Inner Loop, Rice Military features a mixture of residential neighborhoods, gated communities, restaurants, bars, and lounges.

  • EXCITING OUTDOOR ACTIVITIES: Rice Military residents enjoy direct access to Memorial Park, one of Houston’s largest parks. Memorial Park is home to a wide range of outdoor activity areas and facilities, miles of multi-use trails, and a top-rated golf course.
  • ACTIVE CIVIC CLUB: Rice Military Civic Club provides additional security and organizes community events, among other things. The smaller neighborhoods and subdivisions that make up the Rice Military/Washington Avenue area (between Westcott and Sawyer) also have their own HOAs.
  • PLENTY OF RETAIL AND ENTERTAINMENT: Restaurants, retail stores, lounges, and bars line the area’s main thoroughfares: Washington Avenue and Memorial Drive.

Buying or selling in Rice Military can be a challenge due to new construction (while some builders do have quality track records, others do not), railroad tracks (you don’t want to live too close to one), major thoroughfares (avoid being on or right next to one given the noise and bar parking), and proximity to freeways (which can hurt resale values). For help in navigating this tricky market, contact Paige Martin, one of Houston’s Best Realtors and one of Rice Military’s most active real estate agents.

Rice Military real estate properties are mostly new construction single-family homes.

Like most Houston neighborhoods, Rice Military underwent a shift in housing in the 1990s and 2000s. During the period, many professionals working in Downtown started buying old properties in the area and opting to renovate or tear down.

Thanks to growing demand, developers also took notice and converted a number of the neighborhood’s older properties with newer townhomes.

Rice Military TX History

Once a rural community, Rice Military draws its name from its history.

Camp Logan, a World War I-era boot camp, used to occupy most of what is now Memorial Park and its surrounding areas. The land near Camp Logan was then owned by the prominent Rice family and the Howe family. Businessman William Marsh Rice is best known for leaving his fortune to the founding of Rice University.

In 1910, Bankers Trust Co. bought both tracts and subdivided the 155.5-acre plot. The development came to be known as the Rice Military Subdivision.

Rice Military covered the area south of Washington Avenue, north of Memorial Drive, west of Shepherd Drive, and east of Westcott Street. The neighborhood features around 400 homes.

Today, surrounding subdivisions are also referred to as Rice Military, including areas south of I-10 (Katy Freeway), north of the Buffalo Bayou, and east of Memorial Park, Glen Cove/Crestwood, and Camp Logan. The large area is also known as Rice Military/Washington Corridor.

Rice Military real estate used to be made up of bungalows and shotgun houses (small rectagular homes with rooms directly behind another). During the 1990s and 2000s, artists and young professionals took notice of the neighborhood. This influx of demand changed the face of Rice Military, and turned it into a hip, mixed-use neighborhood.

Housing options in the area have since expanded to single-family homes, multi-level townhomes, and condominiums.
