Richmond is a 4.3-square mile city located about 28 miles southwest of downtown Houston. It is the county seat of Fort Bend, and is made up of several master-planned communities and neighborhoods.

Incorporated in 1837, the city has a commission-manager form of government. Richmond is home to several county offices and historic buildings. It is made up of several neighborhoods and master-planned communities, including Aliana, Lakes of Bella Terra, Pecan Grove, Harvest Green, Hillcrest, and Winston Terrace.
It covers a 4.3-square mile area east of Rosenberg and Cummings, and west of Missouri City, Stafford, and Sugar Land. The city has the Greater Katy area to the north.
The city of Richmond is minutes away from main roads, including Grand Parkway to the east and Southwest Freeway to the south. US Highway 90A runs through the city.
Several outdoor recreation centers are available in the area, including Clay Park, Wessendorff Park, Davis Memorial Park, Richmond City Park, George Park, Fort Bend Country Club (a member-owned semi-private club), and Pecan Grove Plantation Country Club.

Homes within Richmond city limits are zoned to Lamar Consolidated ISD schools, while homes within the city’s ETJ are zoned to both LCISD and Fort Bend ISD.
Fort Bend Independent School District (FBISD) covers a 170-square mile area and serves Sugar Land, Meadows Place, Richmond, Pearland, and some parts of Houston. The TEA gave the FBISD a “Recognized” rating and was named a National School District of Character in 2011 by the National Schools of Character Program.
Lamar Consolidated Independent School District, or Lamar CISD, has received a “Met Standard” rating from the Texas Education Agency in 2013. It was given an Excellence in Education award by HEB in 2009.

The average list price for a Richmond home for sale is at around $350,000. The growing number of new construction master-planned communities within the city’s boundaries and extraterritorial jurisdiction (ETJ) contribute greatly to the Richmond’s healthy real estate market.

The most popular housing option in Richmond is detached single-family homes. Some of the city’s homes date back to 1894.
Richmond homes range from traditional single-story homes to sprawling estates. Lakeside/waterfront homes, golf course homes, and garden homes are also available in the area.
Richmond homes typically feature 3- to 4-bedroom floor plans. Home sizes range from 1,000 to around 4,000 square feet.
The most expensive Richmond real estate can feature up to 8 bedrooms (with 6 full baths and 2 half baths) with living spaces ranging from 6,000 to over 10,000 square feet. These estates typically sit on sprawling lots with sizes from 10,000 to upwards of 150,000 square feet.
Swimming pools, multi-car garages, circular driveways, and wooded grounds are common features.
Architectural styles vary. Traditional and ranch-style designs are common in older homes. Some of the area’s newer homes in master-planned communities can feature French, Mediterranean, Colonial, and contemporary aesthetics.
Some communities have architectural guidelines and deed restrictions in place to protect the look and feel of the neighborhood.
Prices for Richmond homes for sale can range from $100,000 to upwards of $3,000,000.
Townhomes aren’t very popular in the Richmond/Rosenberg area. There are, however, a few units available in the area’s new construction master-planned communities like Lakes of Bella Terra and Veranda.
Richmond townhomes usually feature two-story 3-bedroom floor plans, spread over 1,400 to around 2,000 square feet of living space. Lot sizes are smaller, ranging from 3,000 to 6,000 square feet.
Prices for Richmond townhomes for sale can range from $180,000 to upwards of $260,000.
Despite recent development in the area, there are no mid-rise or high-rise residential buildings in Richmond. For loft and condo options, homebuyers can check out the various options within Houston neighborhoods like the Galleria and the Medical Center area.

In 1837, Robert Eden Handy and William Lusk established the town, selling parcels in the area. One of the 19 cities incorporated under the Republic of Texas, Richmond was named for a town in England. In the same year, it became the seat of government for Fort Bend County.
Richmond’s early residents include Deaf Smith, Jane Long, and Mirabeau B. Lamar.
In 1855, the Buffalo Bayou, Brazos and Colorado Railway (BBB&C) laid tracks through the city. Thanks to the railway, Richmond thrived on shipping cattle, cotton, and sugar. The area shifted from agriculture (as a major industry) to oil production in the mid-1930s.
During the 1940s, people started moving to Richmond, a trend that continued well into the 1980s. Today, a number of new construction master-planned developments within the city’s boundaries and ETJ contribute to the area’s overall growth. Community-wide improvements like the Richmond Trail network are underway.
Many of Richmond’s historic homes were preserved, including John M. Moore’s 1883 home, the Long-Smith Cottage (1937), and the McNabb House (1850s).
The city of Richmond maintains a number of parks, including Clay Park, George Park, Richmond City Park, and Wessendorff Park.
Clay Park, along Riveredge Drive, offers a basketball court, a pavilion, a playground, and picnic areas. A jogging and walking trail winds around the park.
George Park (2155 Collins Road) covers a 200-acre area just south of the Brazos River. The park features a variety of sports facilities, including a baseball/softball field, a football field, a soccer field, and a sand volleyball pit. Residents can also enjoy the park’s jogging and walking trail, a pavilion, picnic areas, and a playground.
Another popular outdoor destination is the Fort Bend Country Club. The club features a 6424-yard, par-71 golf course with a driving range, a practice area, and a putting green. A swimming pool and clubhouse is also available for members.
The Pecan Grove Plantation Country Club, established in 1979, features lighted tennis courts, a swimming pool, and 27-hole Carlton Gipson-designed championship golf course. The 3 9-hole golf course layout (Pecan, Grove, and Plantation courses) provides a unique playing experience for each one.
Several retail and dining options are available nearby – shopping centers and commercial establishments line the stretch of Southwest Freeway just south of Richmond.
The area’s master-planned communities also offer unique amenities for their residents. Harvest Green features a community farm, while Aliana offers two recreation centers (the Club at Aliana and the Westmoor Club). Lakes of Bella Terra, on the other hand, boasts of catch-and-release ponds and two recreation centers.
