Named one of the “Top Cities in Texas” for business expansion by Texas Business and Outlook Magazine, Sugar Land is an affluent city, home to many master-planned communities and corporate headquarters.
Due to the city’s high number of subdivisions and master-planned communities, Sugar Land real estate can be a challenge to navigate. One of Houston’s best suburbs, Sugar Land is home to corporate headquarters, great master-planned communities (including golf course communities and exclusive gated subdivisions and enclaves).
Nestled within Fort Bend County, Sugar Land covers a 24.9-square mile area a couple of miles outside Beltway 8. It is south of Westpark Tollway and east of Grand Parkway. Highway 6 and US 59 (I-69) form the busiest intersection in the city.
The city is around 22 miles southwest of downtown Houston and 13 miles south of the Energy Corridor. Stafford and Missouri City are directly to the east, while the city of Richmond is a few miles west of Sugar Land.
Forbes named the city one of the “Top Suburbs to Live Well”. The city’s many amenities, great schools, high number of business and employment centers, and excellent accessibility cemented its place on our list as well.
There are plenty of dining, retail, and entertainment options available in Sugar Land. Notable hotspots include the Sugar Land Town Square and the First Colony Mall (both located within the First Colony master-planned community). Several parks, schools, golf courses and country clubs are also located within the city.
Minute Maid, CVR Energy, and other companies have moved their corporate headquarters in Sugar Land.
As an independent city, Sugar Land has a council-manager type of government. The city has the most number of master-planned communities in Fort Bend County (which in turn has the most number of planned communities in the US).
There are currently 13 master-planned communities in and around the city (and its extraterritorial jurisdiction). Most are further divided into sections and neighborhoods with smaller exclusive communities and private enclaves.

Most Sugar Land homes are zoned to the Fort Bend Independent School District (FBISD). Some homes are served by the Lamar Consolidated Independent School District (LCISD).
Some of the schools serving Sugar Land are among the Best in the Greater Houston Area.
The Fort Bend ISD covers a 170-square mile area and serves most of Sugar Land. It also covers some parts of Pearland, Houston, Missouri City, and the city of Meadows Place. The Texas Education Agency gave the district a “Recognized” rating in 2010. The FBISD was named a National School District of Character in 2011 (National Schools of Character Program).
Seven Fort Bend ISD schools (Clements, Dulles, Kempner, Austin, Travis, Hightower, and Elkins High) were ranked among Washington Post’s Top 2011 High Schools.
The Lamar Consolidated ISD, on the other hand, serves a small portion of Sugar Land. Like FBISD, the district has also received awards and recognition, including a TEA Met Standard rating (2013) and the H.E.B. Excellence in Education School District (2009).

Sugar Land real estate have posted steady property values in the past decade. The city’s steady growth pushed median sales price to just under $350,000. Land values have spiked in recent years, increasing to over $40 per square foot.
Key factors in Sugar Land’s continuing popularity is its great schools, high number of amenities, and excellent accessibility to business centers. Master-planned communities (with some still in development) also draw homebuyers to the city.

Sugar Land real estate is mostly made up of single-family homes within master-planned communities. These come in a variety of sizes, floor plans, and price points. Townhomes and condos are also available though those are far fewer in number.
As mentioned, Sugar Land offers a wide variety of home styles, from bungalows to patio homes and from luxury lakefront homes to sprawling estates.
Sugar Land homes typically offer between 2- to 4-bedroom floor plans. Architectural styles vary depending on the specific neighborhood, developer, or community. Home sizes range from 1,000 to around 4,000 square feet.
The most expensive Sugar Land homes can offer as many as 9 bedrooms, spread over 12,000 square feet of living space. Five- to six-bedroom floor plans are more common, with home sizes ranging from 4,000 to over 9,000 square feet. These luxury estates can fetch price tags of $1,000,000 to around $7,000,000.
Master-planned communities and upscale gated communities like Sweetwater, Maranatha Farms, Greatwood Estates, Majestic Pointe at Riverstone, Riverstone, Lake Pointe, Pecan Manor, Venetian Estates, and Avalon typically offer these luxury estates and stately manors.
Lot sizes can range from 6,000 to more than 60,000 square feet.
Pricing for Sugar Land homes for sale start at around $90,000 for older and smaller homes. The most expensive homes in the city can fetch price tags of up to $7,000,000.
Detached single-family homes are more popular in Sugar Land, though there are townhomes in the city as well. Most are located within the city’s many master-planned communities and come in a variety of floor plans and price points.
Greatwood, Sweetwater, Lake Pointe, Imperial, Grants Lake, and Sugar Creek all offer townhome options. Some are within gated communities with various community amenities.
Older townhomes in the city typically date back to the 1980s, though many new construction homes are also available in Lake Pointe and Imperial. Most offer 3- to 4-bedroom floor plans, with living spaces ranging from 1,000 to over 3,600 square feet.
Lot sizes are smaller, between 1,000 to 4,000 square feet.
Prices for Sugar Land townhomes for sale can range from $160,000 to about $850,000.
There are a few residential condos for sale in Sugar Land, including the City Plaza at Town Square. It is a 4-story luxury condo located within the vibrant Sugar Land Town Square district.
The mid-rise offers 1-, 2-, and 3-bedroom floor plans, ranging from 830 to a little over 1,500 square feet. City Plaza at Town Square condos typically feature luxury amenities, including custom cabinets, granite counter tops, 9-ft ceilings, marble tiling, and hardwood floors. Building amenities include a courtyard, a common area terrace on the 2nd floor, a media room, a swimming pool and spa area, and a private garage.
City Plaza at Town Square condos for sale are typically priced between to $200,000 more than $350,000.

Samuel M. Williams and his brother Nathaniel settled in what was then known as “Oakland Plantation,” named for the wide variety of oaks on the land. The Williams’ plantation grew corn, cotton, and sugarcane. In 1853, the plantation changed hands. Post-Civil War, Colonel E. H. Cunningham purchased the 12,500-acre plantation and built a sugar refining plant and a town.
Isaac H. Kempner and William T. Eldridge acquired the Ellis Plantation, covering 5,300 acres adjacent to the Cunningham Plantation. In 1908, the partners bought the Cunningham Plantation – with its sugar mill and refinery – as well. This led to the rise of the Imperial Sugar Company, and the town built around it: Sugar Land.
Sugar Land was a company town from the 1910s to the late 1950s, with ample housing for employees, schools, a hospital, and plenty of retail and entertainment establishments. In 1959, Sugar Land became a general law city.
The early 1970s saw the development of new subdivisions and Sugar Creek, a master-planned community with 2 golf courses, country clubs, and swimming pools. First Colony follows soon thereafter, breaking ground in 1977.
Since then, the form of government has changed to council-manager and several master-planned communities have been annexed into the city. Today, the city of Sugar Land is still flourishing, home to several corporate headquarters and 13 master-planned communities.
Sugar Land offers great dining, nightlife, and retail options all within its borders. Master-planned communities in the city also provide distinct amenities, from resort-style swimming pools to golf courses and lakes. The First Colony Mall and the Sugar Land Town Square are the main hotspots in the city.
Sugar Land Town Square, the main entertainment district, is a 32-acre shopping and office complex. Many companies call the complex home, including Minute Maid and CVR Energy. The sprawling complex is part of the First Colony master-planned community, developed by Planned Community Developers.
The complex is made up of around 200,000 square feet of retail space and 750,000 square feet of office space. Condominiums, restaurants, Sugar Land City Hall, and the Sugar Land Marriott and Conference Center are also within the Town Square.
First Colony Mall, on the other hand, is a regional shopping mall and is also located in First Colony. It originally opened in 1996 and now features more than 1,000,000 square feet of retail space and over 150 retail stores and establishments. Anchor stores include two Dillard’s locations, JCPenney, Macy’s, and Dick’s Sporting Goods.
Sugar Land was dubbed the “Fittest City in Texas” for the population range 50,000 to 100,000 (2004, 2005, 2006) by the statewide fitness initiative, Texas Roundup.
