Sitting on 3,200 acres of former sugar cane fields, New Territory is a master-planned community in Sugar Land. The neighborhood features 450 acres of green spaces and recreational centers, with major employment centers and hotspots just outside its borders.
New Territory real estate can be challenging to navigate given the area’s number of subdivisions and diversity of builders (some areas have higher quality homes compared to others). Certain areas of the neighborhood are also more prone to flooding, particularly homes located near the Brazos River.

New Territory is located in Sugar Land, ranked as one of the “Top Suburbs To Live Well in the Houston area” by Forbes. Sugar Land is also one of the most affluent cities in the state and has experienced fast-paced growth over the past couple of decades.
New Territory is only 14 minutes away from the Sugar Land Business Park, and 25 minutes away from Energy Corridor. Downtown Houston and the Galleria are approximately 30 minutes away.
New Territory is surrounded by some of Houston’s major roads and thoroughfares. The neighborhood is bordered by US 90 to its north, and Grand Parkway 99 cuts through the community. Interstate 69 is only 3 miles south of New Territory.
New Territory is zoned to some of the Best Schools in the Greater Houston area. Students in the area are serviced by the top-ranked schools of Walker Station Elementary School, Sartartia Middle School, and Austin High School.
The master-planned community of New Territory features 42 neighborhoods including lakefront communities and gated sections. It also has 450 acres of community amenities such as sports complexes, clubhouses, multiple swimming pools, lakes, parks, and greenbelts.
Similar to some of Houston’s Most Expensive Communities, New Territory has a contracted private deputy patrol service guarding the master-planned community. The Fort Bend County Constable’s office also provides additional patrol services within the neighborhood.
New Territory homes are available in traditional and contemporary and modern designs, surrounded by mature pecan and oak trees. Most homes in the neighborhood were built in the mid-1990s to early 2000s.
New Territory homes sit on wooded lots ranging from 5,000 up to more than 12,000 square feet. Homes typically have 3-4 bedrooms with larger properties having up to 6 bedrooms.
New Territory homes for sale features brick and stucco exteriors, hardwood floors, high ceilings, formal living and dining areas, Sub-Zero appliances, built-in cabinets, and sparkling pools with hot tubs.

New Territory homes are zoned to the Fort Bend Independent School District.
Students in the area may attend Walker Station Elementary School, Sartartia Middle School, and Austin High School.

Sartartia Middle School also has a 10/10 rating from GreatSchools, and offers Advanced Placement (AP) programs and vocational programs. Austin High School has an 8/10 rating from GreatSchools and also offers AP programs, as well as Gifted and Talented Programs and Special Education programs.
