Nestled within the city of Sugar Land, Telfair is a 2,018-acre mixed use master-planned community from developer Newland Communities.
Located within Sugar Land, Telfair covers 2,018 acres in the area south of US 90 Alternate, east of Highway 6, north of Highway 59 (Southwest Freeway), and west of Grand Parkway and Brazos River.
Telfair is nestled south of Sugar Land Regional Airport. Other master-planned communities New Territory, First Colony, and Greatwood are nearby.
The mixed use master-planned community features residential and commercial sections, as well as around 300 acres of recreational amenities.
Telfair boasts over 70 acres of lakes and park areas, three recreation hubs, swimming pool complexes, tennis courts, trails, fishing piers, and canoe launches.
The Newland Communities development enjoys great accessibility, with almost direct access to key freeways and roads, including University Boulevard, Texas 6, US 90A, Southwest Freeway, and Grand Parkway expansion.
There are a few retail and dining options within the community, though major retail hubs like Sugar Land Town Square, First Colony Mall, and Riverpark Shopping Center are within a couple of miles of the community.
The Houston Museum of Natural Science Sugar Land is also located within the community.

Telfair homes are zoned to the Fort Bend Independent School District (FBISD).
The Fort Bend ISD covers a 170-square mile area and serves most of Telfair. It also covers some parts of Pearland, Houston, Missouri City, and the city of Meadows Place. The Texas Education Agency gave the district a “Recognized” rating in 2010. The FBISD was named a National School District of Character in 2011 (National Schools of Character Program).

Built between 2006 to 2013, Telfair homes often offer 3 to 5 bedrooms with 2 to 5 full baths. One- and two-story floor plans are available in the community.
Telfair home sizes range from 2,000 to upwards of 5,000 square feet. Lot sizes are mostly between 5,000 and 17,000 square feet.
Common features include covered patios, media/game rooms, and well-appointed outdoor spaces. Architectural styles are mostly Traditional and Contemporary/Modern, though some draw inspiration from Mediterranean influences. Exteriors vary from brick and wood, brick veneer and stone, and stucco.
Luxury Telfair homes are mostly waterfront properties and estate-style villas. These properties can feature as many as 6 bedrooms with 6 full and 1 half bath. Sprawling lots, spacious interiors, oversized garages, and high ceilings are common features. There are no Telfair townhomes for sale, though the community does feature several patio home sections (28, 29, and 30).

There are no mid- or high-rise Telfair condos for sale as it is mostly made up of single-family homes and patio homes.
There are a few multi-family home options in the area, including City Plaza at Town Square, a luxury mid-rise nestled within the Sugar Land Town Square district.

The 2,018-acre parcel where Telfair now sits was previously part of the Imperial State Prison Farm (later known as Central Unit). The prison plantation opened in 1908 and was sold to Newland Communities in 2002.
The developer decided to restore the old dormitory, called Two Camp, on the property. The restored 43,000-square foot Greek Revival building now houses the Houston Musuem of Natural Sciences Sugar Land.
Telfair broke ground in 2005. The development has garnered a number of awards over the years, including three from the Houston Business Journal and one from the Greater Houston Builders Association (Community of the Year).
Several reputable builders signed up to offer homes in Telfair, including Beazer, David Weekley, Highland, Meritage, Newmark, Partners In Building, Perry, Ryland, Trendmaker, and Taylor Morrison.
Telfair was also one of the top-selling new construction master-planned communities in Fort Bend County since opening its doors in 2006.
Today, the master-planned community is home to over 2,500 homes, a bustling commercial area, and several community amenities.
Telfair devotes over 300 acres of space for community amenities, including 3 rec centers with playgrounds, swimming pools, sand volleyball courts, sports fields, and tennis courts. The community also features around 70 acres of lakes and park areas. Trails line the shores of the community’s many lakes.
Telfair Central Hall a 9,545-square foot Greek Revival-inspired recreation center, is located near the Houston Museum of Natural Science Sugar Land. The community center features 3 rooms and a main hall available for events, yoga classes, and other functions.
Central Hall also features a fitness center and an adjoining complex with tennis courts, a canoe launch and a swimming center (with a pool, slides, splash pads, and a zero-entry wading area).
Jurgensen Recreation Center, on the other hand, offers a swimming pool and a play area for children. Palmetto House is only available for residents of the patio sections 28, 29, and 30.
Located along University Boulevard, the Houston Museum of Natural Science Sugar Land was previously the Main Unit of the Central State Prison Farm. Opened in 2009, the musuem now houses several permanent exhibitions, including Life Science, Earth Science, Space Science, Hall of Paleontology, and Discovery Works.
For retail and entertainment, there are a few dining and other commercial establishments within Telfair. For more options, residents don’t have to drive very far as a number of key shopping centers are within a couple of miles from the community.
First Colony Mall, Town Center Square, Sugar Land Town Square, and Riverpark Shopping Center are all within a short drive away.
