Tealwood Houston Homes, Real Estate & Neighborhood Guide

Tealwood Houston Real Estate Guide

Popular for its historical homes on large lots, Tealwood is one of Memorial’s best residential neighborhoods.

Like Memorial Forest and Whispering Oaks, Tealwood straddles both the city of Houston and Bunker Hill Village. The neighborhood is known for its highly regarded schools, large lots, and central location.

Residents enjoy:

  • MULTI-AWARD WINNING SCHOOLS: Tealwood homes are zoned to the Spring Branch Independent School District. National Blue Ribbon Schools Frostwood Elementary, Bunker Hill Elementary, Memorial Middle, and Memorial High School all serve the community. (See Guide To Houston’ Best Schools.)
  • BUNKER HILL LOCATION: Forbes listed Bunker Hill Village as one of its 2008 “Best Suburbs To Live Well”. Part of the Memorial Villages, a group of affluent independent cities, Bunker Hill also features some of the most expensive real estate in the Greater Houston area.
  • LARGE LOTS: Tealwood homes typically sit on large wooded lots (by Houston standards). Lots range from 7,000 to more than 12,500 square feet.
  • MINUTES AWAY FROM RETAIL AND ENTERTAINMENT: The neighborhood is a few blocks away from Lantern Lane Shopping Center, a small retail center just west of Frostwood. The Memorial City Mall, CityCentre Plaza, and Town & Country Village are all within a few minutes from Tealwood.
  • EASY ACCESSIBILITY: Two of the area’s busiest streets, Gessner and Memorial, border the Tealwood neighborhood. Homes in the area also have easy access to Interstate 10 and Beltway 8, so residents have fairly short commutes to key business districts like the Galleria, the Energy Corridor, and the Westchase District.

Tealwood real estate can be tricky to navigate due to a number of factors, including older homes (some will need renovations), proximity to busy roads (while you want to be near one, you don’t want to be too near), and limited inventories. Very few Tealwood homes for sale are put up on the market every year so it’s key to find a Realtor who knows the area.

For help in navigating this tricky market, contact Paige Martin, one of Houston’s Best Realtors and one of Tealwood’s most active real estate agents.

Tealwood TX History

Prior to its development during the 1950s and 1960s, the Memorial area was mostly rural, with a few timber mills, farms, and homes scattered throughout the vast and verdant areas around the Buffalo Bayou. Post-WWII saw a housing boom in Houston and development moved west.

Subdivisions like Tealwood broke ground during this period. Today, homes in Memorial are among the most coveted in the state.

Tealwood’s homes were mostly built between the mid-1960s to the early 1980s. The neighborhood has an active homeowners association.

The neighborhood’s distinct three ducks logo first appeared in Tealwood’s first newsletter in 1991. Later, Bob Longmire redesigned the logo to reflect Tealwood’s three sections. The “three duck overlapping logo” adorns the neighborhood’s sign, website, and newsletter.
