Sunset Terrace is a small residential enclave, one of the neighborhoods within the West University Place area. The neighborhood is made up of around 450 homes and is mostly residential.
It has West University Place to the west, College View 3rd to the east, Upper Kirby/Greenway Plaza to the north, and Southside Place to the south. Sunset Terrace and Montclair Place share a civic association, the Sunset Terrace/Montclair Place Civic Association.
Sunset Terrace homes have excellent access to main roads and freeways. Buffalo Speedway, Bissonnet Street, Westpark Drive, University Boulevard, and Southwest Freeway are all easily accessible from the neighborhood.
Main employment centers like the Greenway Plaza/Upper Kirby, the Galleria/Uptown District, and the Texas Medical Center are all within easy driving distance. Greenway Plaza is a few blocks away, while the Galleria and the Med Center are both within a couple of miles.

Sunset Terrace homes are zoned to the Houston Independent School District (HISD).
Established in the 1920s, Houston ISD is the largest school district in the state (with 283 schools). The Texas Education Agency (TEA) gave the district a “Met Standard” rating in 2016. HISD features several International Baccalaureate (IB) World schools, including Lamar High School.
West University Elementary School is a few blocks away from the neighborhood. Pershing Middle School and Lamar High School are in nearby Braeswood Place and Upper Kirby, respectively.

Sunset Terrace is made up of around 450 single-family homes. The neighborhood is a mix of old ranch-style homes and new construction luxury homes. The tear-down trend in the area has replaced some of the neighborhood’s original homes from the 1940s.
Sunset Terrace homes typically offer 4- to 5-bedroom floor plans, spread over 4,000 to more than 5,000 square feet. Older homes in the area are smaller, with 2 to 4 bedrooms (2,000 to around 2,600 square feet).

The district is home to 20 museums, art gallerias, cultural centers, and organizations. It covers a 1.5-square mile area around the Mecom Fountain. Some of the most popular museums in the district includes the Museum of Fine Arts, the Children’s Museum of Houston, the Houston Zoo, the Menil Collection, and the Rothko Chapel.
For outdoor entertainment, residents can take a short drive to Memorial Park or Hermann Park, both of which feature public golf courses.
