Wilchester and Wilchester West, collectively known as the Wilchester neighborhoods, are deed-restricted neighborhoods in Houston’s Memorial area.

The Wilchester neighborhoods are nestled at the heart of Houston’s Memorial area – south of Interstate 10 (Katy Freeway), west of Beltway 8 (Sam Houston Parkway), and north of the Buffalo Bayou.
Made up of around 600 homes, the subdivision is roughly bounded by Wilchester Drive and Patchester Drive.
Wilchester is between Wilchester and Glenchester, while Wilchester West is west of Glenchester, east of Pachester, and south of Kingsride.
Memorial’s major retail hubs are within minutes of Wilchester homes, including Memorial City Mall, the CityCentre Plaza and Town & Country Village. More dining and retail options are located along Memorial Drive.
The Energy Corridor, one of Houston’s major employment centers, is also nearby. The district features more than 20 million square feet of office space, with around 75,000 employees. Major oil and energy companies (BP America, ExxonMobil Chemical, Citgo, ConocoPhillips, and Shell, among others) have headquarters or regional offices in the district.
Another major employment center, the Westchase Business District, is around 4 miles south of Wilchester.

Wilchester homes are zoned to the Spring Branch Independent School District (SBISD).
Headquartered in Hedwig Village, the Spring Branch ISD is a highly rated school district with a number of National Blue Ribbon Schools. Wilchester Elementary, Rummel Creek Elementary, Memorial Middle School, and Stratford High School have all been named National Blue Ribbon School.

Wilchester is known for its rustic traditional homes on large wooded lots. This is due in part to the subdivision’s deed restrictions, enforced by its homeowners association.
Wilchester homes range from 3- to 6-bedroom options, with home sizes ranging from 2,000 to upwards of 4,500 square feet. Lot sizes range from 8,000 to more than 10,000 square feet.
The community features around 600 single-family homes, though some townhomes are available in nearby neighborhoods, including the Energy Corridor. Wilchester homes typically feature mature trees, well-kept grounds, and beautiful rustic designs.
Most of the neighborhood’s older homes date back to the 1960s. While some have been replaced with larger custom-built homes, homeowners typically opt to renovate and update their homes.
Prices for Wilchester homes for sale typically range from $500,000 to around $1,400,000.
Wilchester is made up of detached single-family homes. There are, however, townhomes available outside the community.

Prior to the 1950s, most of the Memorial area was heavily wooded and rural. Farms, stables, sawmills, and a handful of homes made up most of area.
Several factors led to the area’s development. In the 1950s and 1960s, the post-war housing boom led to Houston’s westward expansion. The completion of Interstate 10 during the period was also a big factor, as commuting to downtown Houston became so much easier.
Developers started buying up properties around the Buffalo Bayou, transforming these lush tracts into luxury subdivisions for upper and middle-class families. Wilchester was one of these subdivisions.
Today, the Memorial area is still one of the most affluent areas in Houston. Wilchester has remained quite popular, thanks to its great atmosphere, highly rated schools, and easy accessibility.
The Wilchester Club features three swimming pools: a competition pool (with a diving well), a rock pool, and a baby pool. Both the competition pool and rock pools have water slides. The community also features three tennis courts and a park area.
The neighborhood’s location near I-10 and Beltway 8 gives residents excellent access to the Memorial area’s hottest retail hubs. Memorial City Mall, the CityCentre Plaza, and Town & Country Village are all within minutes of Wilchester homes.
Other retail and dining options are available along Memorial Drive and Dairy Ashford Road.
For more outdoor entertainment options, residents can take a short drive to Terry Hershey Park. The park features miles of hike and bike trails lining both sides of the Buffalo Bayou. More sports facilities, playgrounds, and trails are available within the George Bush Park, a 7,800-acre county park and nature reserve.
