Buying a Mosaic condo can be tricky. Units with premier views (Downtown & Medical Center over Hermann park) sell for a premium. In addition, with nearly 800 units, buyers have a wide range of upgrades and options from which to choose. Some sellers can be less-than-fully-rational about pricing “improvements.”
Also, when the building was originally constructed, the developers could not sell all of the condos. They turned one of the two towers into a “leasing tower.” This supplemental inventory overhang could have an impact on building resale at some point if this tower ever becomes available for sale.
